Unreasonable Gaps & Holes

Draught Stopping Oriental Bay

Draughts can lead to low temperatures inside homes. A cold home is more expensive to heat, which means wasting money and energy.

If a draught could be noticed from gaps that are not adequate or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a hole or gap and you are able to feel it, it is probably a gap or hole which requirements sealing in any way. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that let air into or out from the home need seals. In the case of an open fireplace isn’t being used, it may cause draughts and should be shut off. Landlords and property managers are responsible for ensuring such draughts are eliminated as much as possible.

There is no need to cover up holes or gaps that are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement of the structure when the household gets warmer and cooler, so that they can still be shut and opened, rather than securing. We will inspect all doors and windows in an Healthy Homes assessment of your rental property.

Proper heating is crucial to ensure healthy homes

Heating Oriental Bay

Oriental Bay rental properties need to have a stable source of heat that can warm the largest or main living space to a minimum of 18degC even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs that it be permanently fixed (i.e. not portable) and at least 1.5 kW of heating capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to determine whether the current fixed heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), then it must include an thermostat. This will help make your heating more consistent and effective. For most homes, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartments an electric, fixed heater might be enough.

If the main living room is already equipped with a fixed heating source, such as an air conditioner, it might just need some additional energy in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the standard because they’re costly, not cost-effective to run, or unsafe to operate.

Ventilation Oriental Bay

Each liveable space in a rental home must have at least one opening windows or an exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor to remove moisture.

A ventilation quality is all about recognising how dry air will be easier to heat and the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallways are not liveable and therefore do not require an opening door or window.

Every window, door or skylight needs at least of opening to the outside, and stay at an open angle to allow for fresh air circulation and ventilation.

Bathrooms, kitchens, and every other room of your home that has a bath, shower, cooktop or other high moisture-producing item will require proper extractor fan systems that vent towards the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in areas with high moisture.

Insulation Oriental Bay

Ceiling and underfloor insulation is a requirement for all rent homes since 1 July 2019. All landlords and property managers should ensure that the insulation meets standards that are in line with the latest quality. In some cases, current ceiling insulation, or the insulation of the subfloor space might need to be filled with or replaced.

A properly insulated home will help to control condensation and lower the chance of dampness and mould, and also makes much easier for the household to retain heat.

Insulation needs to meet the R-values of your area.

The "R" refers to thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Oriental Bay Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside it’s also about the outside. You must make sure there is somewhere for surface, rain or ground water, and prevent it from getting inside. When it is damp and moisture, it’s typically what you don’t see that could become a major issue, causing the property to suffer and affecting your tenant’s well-being.

Rental properties must be equipped with effective drainage to remove rainwater, storm water and ground water, including the proper outfall or runoff. Making sure the water is able to go, and it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture from entering, if your property has an enclosed space between your flooring and surface, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture that is present in the ground from rising into the home. It also helps prevent any damage to your underfloor insulation.
