Draughts can lead to lower temperatures in houses. A humid home is more expensive to heat, which means wasting money and energy.

If a draft can be perceived as a result of gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming out of a hole or gap and you are able to feel it, it’s likely to be a gap or crack that requirements sealing in any way. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and let air into or out from the house require the sealing. In the case of an open fireplace isn’t in use it can create draughts. This should be shut from. Landlords and property managers are responsible for ensuring that such draughts are squelched as far as imaginable.

There is no require to block off holes or gaps which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement of the structure when the home warms and cools in order to let them be opened and closed rather than being stuck. We will inspect all windows and doors in our Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy homes

Heating Oriental Bay

Oriental Bay rental properties require a reliable heating source that is able to heat the main or largest living space to a minimum of 18degC, even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements to be fixed (i.e. not portable) with at least 1.5 horsepower in capacity, and meet the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool may be used to determine whether the existing fix heater(s) are sufficient or whether you will require to top up with a new heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, then it must have an thermostat. This will make your heating more consistent and efficient. In most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances such as small apartments an electric, fixed heater may suffice.

If your living space already has a permanent heating source, like an air conditioner, it might just require an update in order to comply with the standards. Some types of heaters can’t be used to comply with the quality since they’re either expensive, inefficient and/or unsafe to run.

Ventilation Oriental Bay

Each liveable space in a rental home must have at least one openable window or exterior door to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms should have an externally vented extractor fan to eliminate moisture.

It is the ventilation standard is all about recognising that dry air is less difficult to heat, and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore are not require an opening door or window.

Every window, door or the skylight needs to have the ability open to the outside and remain at an open angle to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens and any other area in your home that has shower, bath and cooktop or another water-generating appliance will require proper extractor fan systems that are vented towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Oriental Bay

Insulation for underfloor and ceilings is a requirement on all rental homes as of July 1st, 2019. All landlords and property managers should make sure that the insulation is up to current standard. In some instances, existing ceiling insulation or insulation in the sub floor space may require to be replaced or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of dampness and mould, and will also make it easier to allow the household to retain heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Oriental Bay Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside it is also about the outside. You must make sure there is somewhere for surface and ground water to go, and also stop it from getting into the building. When it is about damp and water, it is typically what you don’t see that can cause a lot of trouble and end up causing the property to suffer and harming your tenant’s health.

Rental properties must be equipped with efficient drainage to eliminate the stormwater and surface waters and ground water, including an appropriate runoff or outfall. Making sure the water has a location to go, and also that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture ingress, if your property has an enclosed space between your floor and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from accumulating into the home. It also helps to prevent moisture damage to the underfloor insulation.
