As of 1st July 2021, when a brand new, renewed or varied tenancy is signed on a Johnsonville rental property, all Healthy Homes compliance work must be done within 90 days.

Anyone can request information regarding the Healthy Homes Standard and how they are related to the house they reside in. If the property manager does not provide the necessary information within 21 days of being informed of the request, they can receive an infringement letter and could be fined up to $750.

In addition, there’s also a fine of as much as $900 for property owners or property managers who have provided a false or misleading Healthy Homes Compliance Statement or other information. Unreasonable Gaps & Holes

Draught Stopping Johnsonville

Draughts increase the likelihood of dropping temperatures within households. A humid house is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or a clear draught out of a hole or gap, then it’s likely to be a gap or hole that requirements sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that allow air to enter or exit into your house need the sealing. For example, if an open fireplace isn’t being used, it can create draughts. This should be sealed from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t need to block off gaps or holes in the building. For example, tiny gaps around windows and doors may be required to allow movement of the structure when the household gets warmer and cooler, so that they are able to be shut and opened, rather instead of being stuck. We will test all doors and windows in an Healthy Homes assessment of your rental property.

Heating Johnsonville

Rental properties in Johnsonville require a reliable source of heat that can heat the principal or the biggest living room to at least 18degC, even during the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs for it to be permanent (i.e., not portable) and at least 1.5 Kilowatts in heating capacity, and meet the minimum heating capacity needed in the living area. A Heating Assessment Tool could be used to check if the fix heater(s) are sufficient or whether you will need to ‘top up’ with an additional heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it should be equipped with a thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like apartments with small spaces the smaller fixed electric heater may suffice.

If your living space is already equipped with a fixed heating source, such as heat pumps, it could need a top up in order to comply with the standards. Certain types of heaters cannot be used to achieve the quality because they’re not efficient, cost prohibitive to operate and/or unhealthy to run.

Ventilation Johnsonville

Every living space in a rental property has to have at least one openable windows or an exterior door to provide natural airflow. In addition, high moisture areas such as kitchens and bathrooms need to have an venting fan outside to get rid of moisture.

The ventilation quality is about recognising how dry air will be less difficult to heat and that a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallways are not liveable and therefore are not require an opening door or window.

Each window, door or the skylight needs for them to be in a position open to the outside, but remain closed, allowing for fresh air circulation and ventilation.

The bathrooms in all kitchens and any other area in your home with shower, bath cooker or any other humidity-generating items will require proper extractor fan systems that are vented out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space and will also check for the proper extractor fans in areas of high moisture.

Insulation Johnsonville

Underfloor and ceiling insulation is a requirement to all rental houses as of July 1st, 2019. All landlords and property managers have to ensure that the insulation is in line with the new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space may need to be filled with or replaced.

A well-insulated house will help to control condensation, and decrease the risk of mould and damp, and it will make it easier to the home to hold warmth.

Insulation requirements to meet the R-values required for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Johnsonville Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside but you must make sure there is somewhere for surface and underground water to flow and stop it from coming inside. When it is damp and moisture, it is often those things that you aren’t aware of that can become a big problem, causing damage to your investment and affecting the tenant’s well-being.

Rental properties require to be equipped with efficient drainage for the removal of floodwaters, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a location to go, and also that it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between the floor and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is generally a polythene sheet laid over the ground, to block any moisture that is present in the ground from getting into the home. It also assists in preventing from causing damage to the flooring insulation.
