Unreasonable Gaps & Holes

Draught Stopping Broadmeadows

Draughts increase the likelihood of low temperatures inside households. A draughty house costs more to heat, which results in wasting money and energy.

If a draught can be felt through gaps that are too large or holes the area requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a hole or gap or crack, then it’s likely a crack or hole that needs sealing in the way you can. Large cracks and gaps should be stopped permanently. Any gaps greater than 3mm that allow air in or out from your house require the sealing. In the case of an open fireplace isn’t in use it can cause draughts and must be sealed off. Landlords and property managers are accountable for making sure such draughts are eliminated as much as imaginable.

There is no require to block off holes or gaps that are part of the building. For instance, small gaps around windows and doors might be necessary to allow for movement within the structure when the home is heated and cools to allow them to be closed and opened rather than being stuck. We will examine all doors and windows during the Healthy Homes assessment of your rental property.

Heating Broadmeadows

Broadmeadows rental properties need to have a stable source of heat that can heat the principal or the biggest living space to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs that it be permanently fixed (i.e. not portable) and at least 1.5 kW in heating capacity and have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to determine if your current fixed heater(s) are adequate or if you’ll require to "top up" with a new heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters are not considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump then it must be equipped with a thermostat. This will make the heating more uniform and effective. For the majority of houses, bigger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, such as small apartments the smaller fixed electric heater could be enough.

If the living area already has a fixed heating source, such as an air conditioner, it might need some additional energy to ensure it meets the requirements. Certain kinds of heaters cannot be used to comply with the quality because they’re costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Broadmeadows

Every living space in a rental property has to have at least one openable windows or an exterior door to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms should have an externally vented extractor to take moisture away.

A ventilation standard is all about understanding it is that dry air will be less difficult to heat and heat, and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable , and thus are not require an opening window or door.

Each window, door , or skylight needs to be able open to the outside, and stay closed in order to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and any other room in your home with shower, bath and cooktop or another humidity-generating items will require adequate extractor fans that vent towards the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Broadmeadows

The insulation of the ceiling and underfloor is mandatory for all rent houses since July 1, 2019. All landlords and property managers should ensure that the insulation meets standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the subfloor space may require to be filled with or replaced.

A well-insulated property can help control condensation, and decrease the risk of mould and dampness, and it will make more easy to allow the home to hold the heat.

Insulation requirements to meet the R-values for your area

The "R" stands for thermal resistance and is a measure of how well insulation resists heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Broadmeadows Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the interior of the building but you must ensure there is somewhere for surface, rain and ground water to go, and prevent it from getting inside. When it is about damp and water, it’s usually those concerns that you aren’t aware of that could be a huge problem and end up causing damages to your investment and harming the tenant’s well-being.

Rental properties require to be equipped with effective drainage to eliminate storm water, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that water has a location to go, and also that it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your property has an enclosed space between floorboards and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

An underground moisture barrier usually made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from rising into the property. It also helps in preventing moisture damage to the underfloor insulation.
