Healthy homes are important

About 1 in 3 households rent homes in New Zealand and Broadmeadows, and research suggests that rental homes are likely to be colder, older, are not as efficient heating and tend to be of poorer quality than houses that are owned by the owner.

Your investment is also better secured from mildew, mould and damp-related damage, which results in lower maintenance costs in the long run.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see a clear draught out of a hole or gap and you are able to feel it, it is probably a gap or an opening that requirements sealing in some way. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit into the house require the sealing. Broadmeadows Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside it’s also about the outside. You must make sure there is somewhere for surface or ground water, and prevent it from getting into the building. When it concerns damp and moisture it’s frequently not apparent that it could become a major issue, causing damage to your investment and harming the tenant’s health.

Rental properties should be equipped with effective drainage to eliminate floodwaters, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a place to go, and also that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture ingress, if your rental is enclosed between your flooring and the ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture from the ground from getting into the structure. It also helps to prevent water damage to the floor insulation.
