Heating Broadmeadows

Rental properties in Broadmeadows must have a fixed heating source that can heat the living space to a minimum of 18degC even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements to be fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity and have the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine whether your current permanent heater(s) are sufficient or if you’ll need to top up with an additional heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be acceptable heating options under The Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, it requirements to include the thermostat. This makes the heating more uniform and effective. For the majority of houses, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like small apartments the smaller fixed electric heater may suffice.

If your living space is already equipped with a fixed heating source such as an air conditioner, it may require an update to make sure it meets the requirements. This ventilation standard is all about acknowledging the fact that dried air can be less difficult to heat and heat, and the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t living spaces and therefore don’t need an opening door or window.

Each door, window or the skylight needs to have the ability to open up to the outside, but remain at an open angle to allow to circulate fresh air as well as ventilation.

Insulation Broadmeadows

Ceiling and underfloor insulation is mandatory for all rent houses since July 1, 2019. Property managers and landlords must make sure that the insulation meets current quality. In some cases, an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A house that is well-insulated will help to control condensation, and decrease the risk of dampness and mould, as well as making it easier to allow the house to keep the heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Broadmeadows Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building but you must ensure there is somewhere for surface and ground water to go, and also stop it from getting inside. When it is damp and moisture, it’s usually those things that you aren’t aware of that could become a major issue and end up causing damages to your investment and affecting the tenant’s well-being.

Rental properties need to be equipped with effective drainage for the removal of floodwaters, surface water and ground water, which includes an appropriate runoff or outfall. Making sure the water has a location to go, and also that it isn’t allowed to remain beneath structures is an important aspect of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the property has an enclosed space between the floor and ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground, to block any moisture present in the ground from accumulating into the structure. It also assists in preventing from causing damage to the flooring insulation.
