Healthy homes are important

What is the reason Healthy Homes Compliance important?

Around 1 in 3 households rent the property in New Zealand and Broadmeadows, and research shows us that these rental homes tend to be colder, older and are not as effective heating and tend to be lower standard than those owned by owners.

The damp, cold and mouldy homes can have negative well-being outcomes, particularly for illnesses such as colds and asthma, as well as cardiovascular diseases. In addition, people who reported four or more major housing quality problems frequently have lower levels of satisfaction with life and a decrease in psychological well-being.

Improving the quality of Broadmeadows rental property can allow tenants to experience better physical and mental health as well as lessen disruption to work, learning and daily life due to illnesses. Your investment is also protected from mildew, mould and damp damages, which means lower costs for maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught Control on Broadmeadows rental properties.

Unreasonable Gaps & Holes

Draught Stopping Broadmeadows

Draughts may lead to low temperatures inside households. A cold house costs more to heat, resulting in wasted money and energy.

If a draft can be felt from unreasonable gaps or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or a clear draught out of a hole or gap, then it’s likely to be a gap or hole which needs sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air to enter or exit within the home require sealing. For example, if the open fireplace is not in use, it can cause draughts and should be sealed off. Property managers and landlords are responsible for ensuring such draughts are eliminated in the maximum extent possible.

You don’t require to cover up holes or gaps that are part of the building. For instance, small gaps around doors and windows may be required to allow movement of the structure as the house is heated and cools in order to let them be shut and opened, rather than being stuck. We will inspect all windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Broadmeadows

Rental properties in Broadmeadows should have a permanent source of heat which can warm the largest or main living area to at minimum 18degC even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements for it to be permanent (i.e. not portable), at least 1.5 horsepower in capacity, and meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to check if your current fixed heater(s) are adequate or if you’ll require to "top-up" with an additional heater. Open fires and unflued combustion heaters like portable LPG bottle heaters are not considered acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it must include an thermostat. This will help make the heating more consistent and effective. In most houses, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, such as small apartments the smaller fixed electric heater could be enough.

If your main living space already has a fixed heating source like an air conditioner, it may need an upgrade to meet the standards. Certain kinds of heaters cannot be used to meet the quality as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Broadmeadows

Every living space of the rental property should have at least one openable windows or an exterior door to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan that can remove moisture.

This ventilation quality is all about recognising it is that dry air will be more easy to heat and heat, and an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallways are not liveable and are not need an opening window or door.

Each door, window or the skylight needs to have the ability to open to the outside, and stay at an open angle in order to allow to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other area in your home with a bath, shower cooker or any other moisture generating item will require appropriate extractor fans that can be vented out to the outside. Our Healthy Homes Assessment service will verify that there is enough air circulation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Broadmeadows

Insulation for underfloor and ceilings is required in all rental houses from 1 July 2019. All landlords and property managers must ensure that the insulation is in line with the new standard. In some cases, old ceiling insulation as well as insulation within the subfloor space may need to be replaced or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of dampness and mould, as well as making it easier to allow the house to keep heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" refers to thermal resistance, and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

Broadmeadows Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the interior of the building but you must make sure there is somewhere for surface as well as groundwater to move and also stop it from getting into the building. Properties that are rented must be equipped with effective drainage to remove rainwater, storm water, and ground water, which includes an appropriate runoff or outfall. Making sure that water has a location to go, and it doesn’t get sucked into structures is an crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid moisture from entering, if your property has an enclosed space between your floor and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture in the ground from accumulating into the structure. It also helps prevent any damage to your underfloor insulation.
