Unreasonable Gaps & Holes

Draught Stopping Wilton

Draughts can lead to low temperatures inside homes. A cold home is more expensive to heat, which means wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a hole or gap that is, it’s most likely a gap or hole which requirements sealing in some way. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that allow air in or out from the home need sealing. For example, if the open fireplace isn’t in use it may cause draughts and should be sealed off. Property managers and landlords are responsible for making sure that such draughts are squelched as much as imaginable.

There is no need to block off gaps or holes in the construction. For example, tiny gaps around doors and windows may be required to allow for movement of the building when the household warms and cools to allow them to be opened and closed rather than securing. We will inspect every window and door in an Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Wilton

Rental properties in Wilton should have a permanent source of heating that is able to heat the living space to a minimum of 18degC, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs to remain fixed (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool could be used to check if the current installed heater(s) are adequate or if you’ll require to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as mobile LPG bottle heaters aren’t considered to be acceptable heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it must have a thermostat. This will help make the heating more consistent and efficient. For most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like small apartment buildings, a smaller fixed electric heater could be enough.

If your main living space already has a central heating source, like an air conditioner, it might require a top up to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality as they are either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Wilton

Each liveable space in a rental property must contain at minimum one open doors or windows to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms need to have an externally vented extractor fan that can remove moisture.

A ventilation standard is all about acknowledging the fact that dried air can be easier to heat and a property that is well ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallways are not liveable , and thus are not require an opening window or door.

Each window, door or skylight needs for them to be in a position to open to the outside while remaining fixed in an open position, allowing ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your home with a bath, shower cooker or any other moisture generating item will need suitable extractor fans that vent towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Wilton

Insulation for underfloor and ceilings is a requirement for all rent homes from 1 July 2019. All landlords and property managers should make sure the insulation meets this new standard. In some instances, current ceiling insulation, or the insulation of the subfloor space might require to be filled with or replaced.

A well-insulated house can reduce condensation, and decrease the risk of mould and dampness and will also make it easier for the household to retain warmth.

Insulation requirements to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and is a gauge of how well insulation resists heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Wilton Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building it is also about the outside. You must make sure there is somewhere for surface or ground water, and stop it from coming inside. When it concerns damp and moisture it is often the things you don’t notice that can cause a lot of trouble, causing the property to suffer and affecting your tenant’s well-being.

Properties that are rented must have efficient drainage to eliminate the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure that water has a location to go, and that it doesn’t get sucked into structures is an crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent water ingress, if the rental has an enclosed gap between floorboards and the surface, a ground moisture barrier must be installed if it is reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to stop any moisture present in the ground from accumulating into the structure. It also helps to prevent moisture damage to the underfloor insulation.
