Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts increase the likelihood of low temperatures inside homes. A damp house costs more to heat, resulting in wasted money and energy.

If a draught is noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming out of a hole or gap, then it’s most likely a gap or an opening that needs sealing in somehow. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and allow air in or out from your house need sealing. For example, if the open fireplace isn’t used it may cause draughts and should be blocked from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

There is no need to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors could be required to allow for movement within the structure as the household gets warmer and cooler, so that they are able to be opened and closed rather than being stuck. We will check all doors and windows during the Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being homes

Heating Wadestown

Wadestown rental properties should have a permanent source of heating that is able to heat the largest or main living space to a minimum of 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs that it be permanently fixed (i.e. not portable), at least 1.5 kW in heating capacity, and meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to determine whether the current fix heater(s) are adequate or whether you will require to "top-up" with a new heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters aren’t considered acceptable heating options under The Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, then it must have the thermostat. This makes the heating more consistent and effective. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like small apartments, a smaller fixed electric heater may suffice.

If the living area already has a central heating source, like a heat pump, then it might require a top up to make sure it meets the requirements. Some types of heaters can’t be used to comply with the quality because they’re costly, not cost-effective to run, and/or unhealthy to run.

Each liveable space in a rental property must contain at minimum one open door or window to provide natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

Bedrooms, living rooms kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway are not considered living spaces and therefore are not need an opening door or window.

Each door, window or Skylight needs for them to be in a position open to the outside, and stay at an open angle in order to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and any other area in your home with a bath, shower and cooktop or another humidity-generating items will need appropriate extractor fans that vent out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Wadestown

Insulation for underfloor and ceilings is a requirement for all rent houses as of July 1st, 2019. Property managers and landlords must ensure the insulation meets the new quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be topped up or replaced.

A well-insulated property can help control condensation, and decrease the risk of mould and dampness and it will make it easier to the home to keep heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance and it is a measurement of how well insulation withstands heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Wadestown Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside It’s about having to make sure there is somewhere for surface and underground water to flow and stop it from coming inside. When it is damp and moisture, it is often what you don’t see that could be a huge problem and end up causing damage to your investment as well as harming the tenant’s well-being.

Rental properties need to be equipped with efficient drainage to get rid of the stormwater and surface waters and ground water. This includes an appropriate outfall or runoff. Making sure that water has a proper place to go and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside the drainage system that will prevent moisture from entering, if your rental is enclosed between your floor and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from entering the structure. It also helps in preventing moisture damage to the underfloor insulation.
