Healthy homes matter

What are the reasons why Healthy Homes Compliance so Important?

A majority of households rent homes in New Zealand and Wadestown, and research indicates that rental homes are most likely to be older, colder, have less effective heating and are of lower quality than the houses of owners.

Moldy, damp and cold houses are linked to negative health outcomes, especially for illnesses like colds, asthma, as well as cardiovascular conditions. In addition, people who have reported at least four key issues with their housing often have lower levels of satisfaction with life and a decrease in well-being.

Improve the quality of Wadestown rental property can help tenants enjoy better physical and mental health and reduce the disruption to work, learning and daily life because of illnesses. Your investment is also better protected from mould, mildew and damp damages, which means less maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Wadestown

Draughts may lead to less temperature in houses. A damp house costs more to heat, resulting in wasted money and energy.

If a draft can be felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a gap or hole and you are able to feel it, it is likely a crack or hole which needs sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that allow air in or out of your house require sealing. For example, if an open fireplace isn’t being used, it can cause draughts and should be shut from. Landlords and property managers are accountable for making sure that these draughts are stopped as far as imaginable.

You don’t require to cover up gaps or holes that are part of the building. For example, tiny gaps around doors and windows could be necessary to allow for movement of the building as the home warms and cools to allow them to be shut and opened, rather than securing. We will examine all doors and windows as part of our Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Wadestown

Wadestown rental properties should have a permanent source of heating that can heat the main or largest living room to at least 18degC, even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements to be fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether the current fix heater(s) are adequate or if you’ll need to top up by adding a second heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters aren’t considered acceptable heating options for The Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it needs to include an thermostat. This will help make your heating more consistent and efficient. In most houses, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like small apartment buildings the smaller fixed electric heater may suffice.

If your living space already has a permanent heating source like an air conditioner, it might just require a top up to make sure it meets the requirements. Certain types of heaters cannot be used to meet the standard since they’re either costly, not affordable to run, and/or unsafe to run.

Ventilation Wadestown

Every living space of the rental property should have at least one openable door or window to offer natural airflow. In addition, humid areas like kitchens and bathrooms need to have an externally vented extractor fan that can take moisture away.

This ventilation standard is all about understanding the fact that dried air can be easier to heat and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallways are not liveable , and thus don’t require an opening door or window.

Every window, door or Skylight requirements for them to be in a position to open to the outside while remaining set in an opening position in order to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens and any other area in your home with a bath, shower or cooktop, or any other water-generating appliance will need suitable extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Wadestown

Ceiling and underfloor insulation is mandatory to all rental homes since 1 July 2019. All landlords and property managers should make sure that the insulation is up to current quality. In some instances, old ceiling insulation as well as insulation within the subfloor space might need to be topped up or replaced.

A well-insulated house will help to control condensation and reduce the chances of mould and dampness as well as making it easier to allow the household to retain the heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Wadestown Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside it’s also about the outside. You must make sure there is somewhere for surface, rain and ground water to go, and stop it from coming into the building. When it is about damp and water, it is frequently not apparent that it can become a big problem that can cause the property to suffer and harming your tenant’s well-being.

Rental properties must have efficient drainage to eliminate floodwaters, surface water and ground water. This includes the proper outfall or runoff. Making sure the water has a location to go and that it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between your floor and ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier usually a sheet of polythene that is placed over the ground to prevent any moisture in the ground from getting into the home. It also helps in preventing water damage to the floor insulation.
