Unreasonable Gaps & Holes

Draught Stopping Strathmore Park

Draughts are a major cause of less temperature in households. A humid house costs more to heat, which results in wasting energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a hole or gap or crack, then it’s likely to be a gap or crack that requirements sealing in any way. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that let air into or out into the house require to be sealed. For example, if an open fireplace isn’t in use it can create draughts. This must be sealed off. Property managers and landlords are responsible for ensuring such draughts are eliminated as far as possible.

There is no require to block up intentional holes or gaps that are part of the building. For example, tiny gaps around windows and doors might be necessary to allow for the movement of the building when the household is heated and cools in order to let them be opened and closed rather than securing. Proper heating is crucial to ensure healthy homes

Heating Strathmore Park

Rental properties in Strathmore Park must have a fixed heating source which can warm the largest or main living space to at least 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to remain fixed (i.e. not portable) with at least 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool could be used to determine whether the current fix heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered to be suitable heating options in The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it needs to be equipped with a thermostat. This makes the heating more reliable and efficient. For most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, such as small apartments, a smaller fixed electric heater might be enough.

If your main living space already has a central heating source such as the heat pump, it might just require some additional energy to be able to meet the standards. Some types of heaters can’t be used to comply with the quality as they are either inefficient, unaffordable to operate or unsafe to operate.

A ventilation standard is all about recognising it is that dry air will be less difficult to heat and a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable , and thus are not need an opening window or door.

Each door, window or the skylight requirements for them to be in a position to open to the outside while remaining at an open angle, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, and every other room of your home with a bath, shower and cooktop or another humidity-generating items will require appropriate extractor fans that can be vented out to the outside. This Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Strathmore Park

Insulation for underfloor and ceilings has been compulsory to all rental houses since 1 July 2019. Property managers and landlords have to ensure that the insulation meets current standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may require to be added or replaced.

A well-insulated house can help control condensation and reduce the chances of mould and dampness and will also make more easy for the house to keep the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a gauge of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Strathmore Park Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building It’s about having to ensure there is somewhere to allow surface, rain as well as groundwater to move and also stop it from getting into the building. When it comes to moisture and damp it is usually not apparent that it can cause a lot of trouble that can cause damage to your investment as well as harming your tenant’s health.

Rental properties require to be equipped with efficient drainage to eliminate rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure that water has a proper place to go, and it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

Alongside an irrigation system to stop the ingress of moisture, if your property has an enclosed space between the floor and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground, in order to block any moisture that is present in the ground from accumulating into the home. It also helps prevent from causing damage to the flooring insulation.
