Unreasonable Gaps & Holes

Draught Stopping Roseneath

Draughts increase the likelihood of low temperatures inside households. A cold house is more expensive to heat, which means wasting energy and increased bills.

If a draught is felt through gaps that are too large or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a hole or gap or crack, then it is likely to be a gap or an opening that needs sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit from the home require the sealing. In the case of an open fireplace is not in use, it can cause draughts and should be blocked off. Landlords and property managers are responsible for ensuring that these draughts are stopped as far as possible.

You don’t require to cover up gaps or holes in the building. For instance, small gaps around windows and doors could be required to allow for movement within the building as the house gets warmer and cooler, so that they can still be shut and opened, rather than securing. We will check every window and door during an Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being homes

Heating Roseneath

Roseneath rental properties require a reliable source of heat that can heat the main or largest living space to a minimum of 18degC even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to remain fixed (i.e. not portable) with at least 1.5 horsepower in capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine whether your current permanent heater(s) are sufficient or whether you will need to ‘top up’ by adding a second heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, it needs to have an thermostat. This makes your heating more consistent and effective. For most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings the smaller fixed electric heater might be enough.

If your main living space is already equipped with a fixed heating source, such as the heat pump, it may need some additional energy to be able to meet the standards. Certain types of heaters cannot be used to comply with the standard as they are either expensive, inefficient and/or unsafe to run.

Every living space in the rental property should have at least one openable doors or windows to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms should have an externally vented extractor to get rid of moisture.

This ventilation quality is all about acknowledging that dry air is easier to heat and heat, and a well ventilated rental property is less likely to grow mould and damp.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus do not need an opening door or window.

Every window, door or the skylight requirements to be able open to the outside while remaining fixed in an open position in order to allow ventilation and fresh air air flow.

The bathrooms in all kitchens as well as any other space in your home that has shower, bath, cooktop or other high moisture generating item will need adequate extractor fans that are vented towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Insulation Roseneath

Insulation for underfloor and ceilings has been compulsory to all rental houses as of July 1st, 2019. Property managers and landlords have to make sure the insulation meets current quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space might need to be replaced or replaced.

A well-insulated house will reduce the risk of condensation and lower the chance of mould and damp, and also makes much easier to allow the house to keep heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" signifies thermal resistance and is a gauge of how well the insulation resists heat flow. The higher the R-value, the better the insulation.

Roseneath Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere for surface as well as groundwater to move and prevent it from getting into the building. When it comes to moisture and damp it’s usually not apparent that it could be a huge problem and cause the property to suffer and affecting the tenant’s health.

Rental properties should be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water. This includes an appropriate outfall or runoff. Making sure that water has a proper place to go, and also that it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

In addition to an irrigation system to stop water ingress, if the apartment has an enclosed gap between your floor and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is generally made of polythene and is laid on top of the ground to stop any moisture from the ground from entering the building. It also helps in preventing moisture damage to the underfloor insulation.
