Draught Stopping Roseneath

Draughts are a major cause of less temperature in houses. A humid house costs more to heat, resulting in wasted money and energy.

If a draught is felt from unreasonable gaps or holes or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air coming in or a clear draught from a hole or gap or crack, then it is likely a crack or crack that requirements sealing in some way. Large gaps and cracks should be permanently stopped. Any gaps greater than 3mm that allow air to enter or exit within the home need to be sealed. For example, if the open fireplace isn’t used it could cause draughts, and should be shut off. Property managers and landlords are accountable for making sure such draughts are eliminated in the maximum extent imaginable.

You don’t need to block up intentional holes or gaps in the construction. For example, tiny gaps around windows and doors could be required to allow movement of the structure as the house gets warmer and cooler, so that they are able to be shut and opened, rather than being stuck. We will check all windows and doors in your Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Roseneath

Roseneath rental properties need to have a stable heating source which can warm the main or largest living area to at minimum 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs for it to be permanent (i.e., not portable) that is, at minimum 1.5 horsepower in capacity and have the minimum capacity for heating required for the main living room. A Heating Assessment Tool could be used to determine whether the current fixed heater(s) are adequate or whether you will need to top up with an additional heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, it should include an thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases like apartments with small spaces, a smaller fixed electric heater might be enough.

If your living space already has a permanent heating source like an air conditioner, it could require an upgrade in order to comply with the standards. Certain types of heaters cannot be used to meet the quality as they are either expensive, inefficient or unsafe to operate.

Ventilation Roseneath

Every living space in a rental house must have at least one opening window or exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an externally vented extractor to remove moisture.

A ventilation quality is all about recognising the fact that the dry atmosphere is more easy to heat and heat, and a well ventilated rental property is less likely to grow damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not liveable and therefore don’t need an opening door or window.

Every window, door or Skylight needs to have the ability open to the outside and remain set in an opening position, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and every other room of your house that houses shower, bath or cooktop, or any other humidity-generating items will require proper extractor fan systems that are vented towards the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Roseneath

The insulation of the ceiling and underfloor has been compulsory to all rental homes as of July 1st, 2019. All landlords and property managers must ensure the insulation meets this new quality. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be filled with or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of dampness and mould, and also makes an easier task to the home to retain heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and it is a measurement of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Roseneath Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building; you have to make sure there is somewhere to allow surface, rain and ground water to go, and to prevent it from getting into the building. When it is damp and moisture, it is typically not apparent that it can cause a lot of trouble and end up causing damages to your investment and harming your tenant’s health.

Rental properties need to be equipped with effective drainage to eliminate floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that water has a place to go, and that it doesn’t sit beneath structures is an crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from rising into the home. It also helps in preventing water damage to the floor insulation.
