Unreasonable Gaps & Holes

Draught Stopping Rongotai

Draughts can lead to lower temperatures in houses. A humid home will cost more to heat, resulting in wasted energy and increased bills.

If a draught could be felt from unreasonable gaps or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or a clear draught from a hole or gap and you can feel it, it’s likely to be a gap or an opening that needs sealing in the way you can. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that let air in or out from the house require to be sealed. For example, if the open fireplace is not in use, it may cause draughts and should be sealed from. Landlords and property managers are responsible for ensuring that such draughts are squelched as far as possible.

You don’t require to block up intentional holes or gaps which are part of the building. For example, tiny gaps around doors and windows could be necessary to allow for the movement of the building when the home gets warmer and cooler, so that they can still be opened and closed rather than sticking. We will inspect all doors and windows as part of our Healthy Homes assessment of your rental property.

Heating Rongotai

Rental properties in Rongotai need to have a stable source of heating that can warm the living space to at least 18degC, even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source needs to remain fixed (i.e., not portable) that is, at minimum 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool could be used to check if the current fixed heater(s) are adequate or whether you will require to top up with an additional heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it must have the thermostat. This makes the heating more consistent and effective. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases like small apartments, a smaller fixed electric heater may be sufficient.

If your main living space is already equipped with a fixed heating source such as a heat pump, then it might just need a top up in order to comply with the standards. Some types of heaters can’t be used to meet the quality since they’re either expensive, inefficient and/or unsafe to run.

Insulation Rongotai

Insulation for underfloor and ceilings is a requirement to all rental houses since July 1, 2019. Property managers and landlords must ensure that the insulation meets current quality. In some instances, an existing insulation on the ceiling or in the subfloor space might need to be filled with or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and damp, as well as making an easier task to the home to keep heat.

Rongotai Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside but you must make sure there is somewhere for rain, surface or ground water, and prevent it from getting into the building. When it comes to moisture and damp it is usually those concerns that you aren’t aware of that could become a major issue and cause damages to your investment and affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to eliminate rainwater, storm water and ground water, including the proper outfall or runoff. Making sure that water has a proper place to go and that it isn’t allowed to remain beneath buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between your floor and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to prevent any moisture in the ground from accumulating into the structure. It also helps to prevent moisture damage to the underfloor insulation.
