Healthy homes matter

What are the reasons why Healthy Homes Compliance so Important?

A majority of households rent from New Zealand and Rongotai, and research suggests that rental homes tend to be colder, older, are not as effective heating, and generally tend to be of poorer quality than the homes of owners.

The damp, cold and mouldy houses can have negative health outcomes, particularly diseases like colds and asthma, as well as cardiovascular diseases. In addition, people who experience four or more key house quality problems often experience low life satisfaction and reduced mental health.

The improvement in the quality of Rongotai rental property can help tenants enjoy better physical and mental health, and lessen the disturbance to learning, work and daily life due to health issues. Your investment is also better protected from mould, mildew and damp , which means lower maintenance costs in the long run.

Unreasonable Gaps & Holes

Draughts may lead to less temperature in houses. A damp house will cost more to heat, which means wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap or crack, then it is probably a gap or crack that requirements sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Gaps greater than 3mm that let air in or out of your home need the sealing. For instance, if an open fireplace isn’t being used, it could cause draughts, and should be sealed off. Landlords and property managers are responsible for making sure that these draughts are stopped as far as possible.

You don’t need to block up intentional gaps or holes which are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement within the structure when the house is heated and cools so that they can still be closed and opened instead of than being stuck. We will inspect the windows and doors during our Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy houses

Heating Rongotai

Rongotai rental properties require a reliable source of heating that can heat the principal or the biggest living space to at least 18degC, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements that it be permanently fixed (i.e., not portable), at least 1.5 horsepower in capacity and have the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine whether your current fix heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it should be equipped with the thermostat. This makes the heating more reliable and effective. For most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, like small apartment buildings the smaller fixed electric heater might be enough.

If your living space already has a permanent heating source such as heat pumps, it might require an upgrade in order to comply with the standards. Some types of heaters can’t be used to achieve the standard since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Rongotai

Each liveable space in a rental house must have at least one opening doors or windows to provide natural airflow. Furthermore, moist areas such as kitchens and bathrooms should be equipped with an externally vented extractor to get rid of moisture.

The ventilation quality is all about acknowledging how dry air will be less difficult to heat, and that a property that is well ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallways are not living spaces and therefore do not need an opening door or window.

Every window, door or skylight requirements to be able to open up to the outside and remain fixed in an open position in order to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens as well as any other space in your property with shower, bath or cooktop, or any other water-generating appliance will need suitable extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Rongotai

Ceiling and underfloor insulation is a requirement on all rental homes since July 1, 2019. All landlords and property managers are required to make sure that the insulation is in line with current standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space might require to be topped up or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of mould and damp, as well as making much easier for the household to hold warmth.

Insulation requirements to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation withstands heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Rongotai Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside of the building it’s also about the outside. You must make sure there is somewhere to allow surface, rain or ground water, and to prevent it from getting inside. When it concerns damp and moisture it is frequently what you don’t see that could be a huge problem and end up causing damage to your investment and harming your tenant’s well-being.

Properties that are rented must have effective drainage to eliminate the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure the water has a proper place to go, and it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture from entering, if your rental is enclosed between floorboards and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground to stop any moisture that is present in the ground from accumulating into the home. It also assists in preventing water damage to the floor insulation.
