Paparangi Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building but you must ensure there is somewhere for surface and underground water to flow, and to prevent it from getting into the building. When it is damp and moisture, it’s often not apparent that it could be a huge problem that can cause damages to your investment and affecting the tenant’s well-being.

Rental properties should have efficient drainage to remove rainwater, storm water and ground water, which includes an appropriate outfall or runoff. Making sure the water has a place to go, and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your rental has an enclosed gap between your flooring and the ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture in the ground from accumulating into the property. It also helps in preventing moisture damage to the underfloor insulation.
