Unreasonable Gaps & Holes

Draught Stopping Paparangi

Draughts can lead to less temperature in homes. A cold home will cost more to heat, meaning wasting energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see the sound of a clear draught emanating from a hole or gap or crack, then it’s likely to be a gap or an opening that needs sealing in some way. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit of the house need sealing. For instance, if an open fireplace isn’t used it can cause draughts and should be blocked from. Property managers and landlords are accountable for making sure that these draughts are stopped whenever imaginable.

There is no need to block off gaps or holes which are part of the building. For instance, small gaps around windows and doors may be required to allow for the movement of the structure when the house is heated and cools so that they are able to be opened and closed rather instead of being stuck. We will check every window and door as part of your Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being houses

Heating Paparangi

Rental properties in Paparangi require a reliable source of heating that is able to heat the largest or main living area to at minimum 18degC even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements to be fixed (i.e., not portable), at least 1.5 kW of heating capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to check if your current fix heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it needs to include an thermostat. This makes your heating more consistent and efficient. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like small apartment buildings, a smaller fixed electric heater may suffice.

If the living area already has a central heating source, like heat pumps, it could require some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to meet the standard since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Underfloor and ceiling insulation is a requirement to all rental homes since July 1, 2019. Property managers and landlords must make sure that the insulation is up to this new standard. In some instances, an existing insulation on the ceiling or in the sub floor space may need to be filled with or replaced.

A house that is well-insulated will help to control condensation and lower the chance of mould and dampness and also makes an easier task to allow the household to keep heat.

Paparangi Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building it is also about the outside. You must ensure there is somewhere for surface, rain or ground water and also stop it from getting inside. When it is damp and moisture, it is frequently what you don’t see that could become a major issue and cause the property to suffer and harming your tenant’s well-being.

Rental properties must have effective drainage to get rid of storm water, surface water and groundwater, with an appropriate outfall or runoff. Making sure that the water has a location to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between floorboards and the ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier usually made of polythene and is laid on top of the ground to stop any moisture present in the ground from getting into the property. It also helps to prevent water damage to the floor insulation.
