Draughts can lead to dropping temperatures within houses. A draughty home is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draft can be perceived as a result of gaps or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or a clear draught out of a hole or gap, then it’s likely to be a gap or hole which requirements sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that let air into or out of your house require the sealing. For example, if an open fireplace isn’t used it may cause draughts and should be sealed from. Landlords and property managers are responsible for making sure such draughts are eliminated in the maximum extent possible.

You don’t need to block up intentional gaps or holes that are part of the construction. For example, tiny gaps around windows and doors may be required to allow for movement within the building as the household warms and cools to allow them to be opened and closed rather than securing. We will examine the windows and doors in your Healthy Homes assessment of your rental property.

Proper heating is crucial to ensure well-being homes

Heating Paparangi

Paparangi rental properties should have a permanent source of heat which can warm the main or largest living room to at least 18degC, even during the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs that it be permanently fixed (i.e., not portable) with at minimum 1.5 horsepower in capacity, and must meet the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine whether the existing fixed heater(s) are sufficient or if you’ll require to top up by adding a second heater. Fires that are open and unflued heaters like small portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it should include an thermostat. This will make the heating more consistent and effective. In most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If your living space already has a permanent heating source such as an air conditioner, it could need some additional energy in order to comply with the standards. Some types of heaters can’t be used to achieve the standard because they’re expensive, inefficient and/or unhealthy to run.

Ventilation Paparangi

Every living space in a rental property has to have at least one opening door or window to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can get rid of moisture.

The ventilation quality is about recognising how dried air can be more easy to heat and heat, and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable , and thus don’t require an opening window or door.

Each window, door or skylight requirements at least to open to the outside and remain closed, allowing the circulation of fresh air and air flow.

All bathrooms and kitchens as well as any other space in your home that has a bath, shower cooker or any other water-generating appliance will need adequate extractor fans which are vented towards the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Paparangi

The insulation of the ceiling and underfloor is required for all rent houses as of July 1st, 2019. All landlords and property managers must ensure that the insulation is up to standards that are in line with the latest standard. In some cases, old ceiling insulation as well as insulation within the sub floor space may require to be topped up or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and dampness, and will also make it easier for the home to keep the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and is a measure of how well insulation withstands heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Paparangi Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere for rain, surface and underground water to flow, and prevent it from getting into the building. When it is damp and moisture, it is typically what you don’t see that could become a major issue, causing damages to your investment and affecting your tenant’s well-being.

Rental properties require to have effective drainage to eliminate the stormwater and surface waters and ground water, including an appropriate runoff or outfall. Making sure the water is able to go, and also that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the rental has an enclosed gap between your flooring and the soil, a ground-water barrier should be put in place if it is reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, to block any moisture from the ground from rising into the home. It also helps in preventing any damage to your underfloor insulation.
