Unreasonable Gaps & Holes

Draught Stopping Ngauranga

Draughts are a major cause of less temperature in homes. A cold house will cost more to heat, which results in wasting energy and resulting in higher bills.

If a draught can be felt from unreasonable gaps or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap or crack, then it is probably a gap or hole that requirements sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and let air in or out of the home need the sealing. For example, if an open fireplace isn’t used it can create draughts. This should be shut off. Property managers and landlords are responsible for ensuring such draughts are eliminated as far as possible.

You don’t require to block off gaps or holes that are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for the movement of the building as the home is heated and cools so that they are able to be shut and opened, rather than being stuck. We will test every window and door during your Healthy Homes assessment of your rental property.

Heating Ngauranga

Rental properties in Ngauranga need to have a stable source of heat that can warm the main or largest living space to a minimum of 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs for it to be permanent (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to determine if the existing fix heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Open fires and unflued combustion heaters like portable LPG bottle heaters are not considered to be acceptable heating options under those following the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), then it must include the thermostat. This will help make the heating more consistent and effective. In most homes, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in certain instances like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If your main living space already has a permanent heating source like heat pumps, it may require an update to make sure it meets the requirements. Certain types of heaters cannot be used to meet the standard because they’re expensive, inefficient and/or unhealthy to run.

Ventilation Ngauranga

Each liveable space in a rental house must include at least one open door or window to offer natural ventilation. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor fan that can eliminate moisture.

This ventilation quality is about recognising that dry air is more easy to heat and that a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable spaces. Connecting spaces like the hallways are not liveable and are not need an opening window or door.

Each door, window or skylight needs to be able to open to the outside, and stay closed, allowing to circulate fresh air as well as air flow.

Bathrooms, kitchens, as well as any other space in your property with a bath, shower or cooktop, or any other water-generating appliance will require proper extractor fan systems that can be vented out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces that includes extractor fans that are suitable in high moisture areas.

Insulation Ngauranga

Insulation for underfloor and ceilings is mandatory on all rental houses from 1 July 2019. All landlords and property managers have to ensure that the insulation is in line with the new standard. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may need to be topped up or replaced.

A well-insulated property can help control condensation and lower the chance of mould and damp, as well as making an easier task to allow the household to hold heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Ngauranga Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about what’s inside the building it is also about the outside. You must make sure there is somewhere for surface, rain and ground water to go and stop it from coming inside. When it is about damp and water, it’s often those concerns that you aren’t aware of that can become a big problem and cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties should have effective drainage for the removal of storm water, surface water, and ground water, which includes the proper outfall or runoff. Making sure the water is able to go, and also that it isn’t allowed to remain beneath structures is an crucial aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between floorboards and surface, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier generally a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from getting into the property. It also assists in preventing any damage to your underfloor insulation.
