Unreasonable Gaps & Holes

Draught Stopping Ngauranga

Draughts may lead to less temperature in households. A humid home costs more to heat, meaning wasting money and energy.

If a draught can be felt through gaps that are too large or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught from a hole or gap that is, it’s probably a gap or crack that needs sealing in the way you can. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that let air into or out of your home require sealing. In the case of an open fireplace isn’t used it may cause draughts and should be sealed off. Landlords and property managers are accountable for making sure that these draughts are stopped whenever imaginable.

There is no require to block gaps or holes in the construction. For instance, small gaps around windows and doors might be necessary to allow for movement within the structure as the house heats and cools, so that they can still be closed and opened instead of than sticking. We will check every window and door as part of our Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Ngauranga

Ngauranga rental properties should have a permanent source of heat that is able to heat the principal or the biggest living room to at least 18degC, even during the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs to be fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to determine if the fix heater(s) are sufficient or whether you will require to "top up" with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it requirements to be equipped with an thermostat. This will help make the heating more consistent and effective. For most houses, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in some cases such as small apartments small apartments, a smaller electric fixed heater could be enough.

If your living space already has a permanent heating source, like an air conditioner, it could need a top up to make sure it meets the requirements. Certain types of heaters cannot be used to comply with the quality because they’re costly, not affordable to run, and/or unsafe to run.

Ventilation Ngauranga

Each living space within a rental house must have at least one opening doors or windows to offer natural airflow. In addition, humid areas such as kitchens or bathrooms must have a suitable venting fan outside to eliminate moisture.

The ventilation standard is all about acknowledging the fact that dry air is much easier to heat and an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t liveable and therefore don’t need an opening door or window.

Each window, door or the skylight requirements at least to open to the outside, but remain set in an opening position to allow ventilation and fresh air ventilation.

Bathrooms, kitchens, and any other area in your home with a bath, shower and cooktop or another humidity-generating items will need suitable extractor fans that are vented to the outside. The Healthy Homes Assessment service will check that there is adequate ventilation in every living space with the right extractor fan in areas of high moisture.

Insulation Ngauranga

Underfloor and ceiling insulation is mandatory on all rental homes from 1 July 2019. Property managers and landlords should make sure the insulation meets current standard. In certain situations, the an existing insulation on the ceiling or in the subfloor space may need to be added or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and dampness and will also make it easier to allow the home to keep warmth.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Ngauranga Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside It’s about having to make sure there is somewhere to allow surface, rain and ground water to go and prevent it from getting inside. When it concerns damp and moisture it’s usually those concerns that you aren’t aware of that can become a big problem and end up causing the property to suffer and affecting the tenant’s health.

Rental properties require to be equipped with effective drainage to get rid of storm water, surface water and ground water. This includes the proper outfall or runoff. Making sure the water has a location to go, and also that it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your flooring and ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

The ground-moisture barrier usually a polythene sheet laid over the ground, to block any moisture in the ground from entering the structure. It also helps prevent moisture damage to the underfloor insulation.
