Unreasonable Gaps & Holes

Draught Stopping Newlands

Draughts can lead to low temperatures inside houses. A cold house will cost more to heat, meaning wasting energy and incurring higher costs.

If a draught can be felt through gaps that are too large or holes the area requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see the air is clear from a gap or hole, then it is likely a crack or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that allow air in or out of your home require seals. For example, if an open fireplace is not in use, it could cause draughts, and should be shut off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as far as imaginable.

There is no require to block holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement within the building when the house is heated and cools to allow them to be opened and closed rather than being stuck. We will examine all doors and windows as part of our Healthy Homes assessment of your rental property.

Heating Newlands

Newlands rental properties require a reliable source of heat that is able to heat the principal or the biggest living space to at least 18degC even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to remain fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity and have the minimum required heating capacity in the living area. A Heating Assessment Tool could be used to determine if your current fix heater(s) are adequate or if you’ll need to top up with an additional heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump it should be equipped with an thermostat. This makes your heating more consistent and efficient. For most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like small apartment buildings an electric, fixed heater might be enough.

If the main living room already has a fixed heating source like heat pumps, it may require an upgrade to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re not effective, cost prohibitive to operate or are unsafe to operate.

It is the ventilation standard is all about understanding it is that dry air is much easier to heat and an apartment that is well-ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens and dining rooms are all considered living spaces. Spaces that connect, such as the hallway aren’t considered liveable and therefore do not need an opening window or door.

Each window, door or skylight requirements at least to open up to the outside, and stay closed to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens and any other area in your home with a bath, shower, cooktop or other high moisture generating item will need adequate extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Newlands

The insulation of the ceiling and underfloor is required on all rental homes since 1 July 2019. Property managers and landlords have to ensure the insulation meets current standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might require to be filled with or replaced.

A house that is well-insulated can reduce condensation and lower the chance of mould and dampness, as well as making it easier for the house to hold heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" signifies thermal resistance, and it is a measurement of how well insulation resists heat flow. The higher the R-value, the higher the standard of insulation.

Newlands Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building it’s also about the outside. You must make sure there is somewhere for rain, surface and ground water to go, and stop it from coming into the building. When it comes to moisture and damp it’s typically not apparent that it could be a huge problem, causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties must be equipped with effective drainage for the removal of rainwater, storm water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a place to go and that it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between floorboards and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground to prevent any moisture in the ground from accumulating into the home. It also assists in preventing from causing damage to the flooring insulation.
