Unreasonable Gaps & Holes

Draught Stopping Newlands

Draughts may lead to low temperatures inside homes. A humid home will cost more to heat, meaning wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or the air is clear from a hole or gap or crack, then it’s likely a crack or an opening that requirements sealing in any way. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that let air in or out into the home require the sealing. In the case of an open fireplace isn’t being used, it could cause draughts, and must be sealed off. Property managers and landlords are responsible for making sure such draughts are eliminated whenever imaginable.

You don’t require to block gaps or holes that are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow for movement of the structure as the home warms and cools in order to let them be opened and closed rather than sticking. We will inspect every window and door in your Healthy Homes assessment of your rental property.

Proper heating is important to ensure well-being homes

Heating Newlands

Rental properties in Newlands must have a fixed heating source which can warm the living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements to be fixed (i.e., not portable) with at minimum 1.5 horsepower in capacity and have the minimum capacity for heating required to heat the living space in general. The Heating Assessment Tool can be used to check if the current fixed heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it should include an thermostat. This makes your heating more consistent and efficient. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. In certain situations, like small apartments an electric, fixed heater might be enough.

If the living area already has a central heating source like heat pumps, it could require some additional energy to be able to meet the standards. Some types of heaters can’t be used to meet the standard as they are either costly, not cost-effective to run, or are unsafe to operate.

Bedrooms, living rooms kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable , and thus don’t need an opening window or door.

Each window, door or skylight requirements to be able open to the outside, and stay set in an opening position to allow ventilation and fresh air ventilation.

The bathrooms in all kitchens and any other area in your house that houses shower, bath or cooktop, or any other moisture generating item will need proper extractor fan systems which are vented towards the outside. Insulation Newlands

Ceiling and underfloor insulation has been compulsory on all rental homes since July 1, 2019. Property managers and landlords are required to make sure the insulation meets current standard. In some instances, old ceiling insulation as well as insulation within the subfloor space may need to be added or replaced.

A house that is well-insulated will help to control condensation and reduce the chances of mould and dampness, and also makes it easier to the house to retain heat.

Insulation needs to be in compliance with the R-values for your area

The "R" stands for thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Newlands Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere to allow surface, rain as well as groundwater to move, and prevent it from getting into the building. When it is about damp and water, it is frequently those things that you aren’t aware of that could become a major issue and cause the property to suffer and harming your tenant’s well-being.

Properties that are rented must have efficient drainage to eliminate the stormwater and surface waters, and ground water, which includes an appropriate outfall or runoff. Making sure the water has a proper place to go, and it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

In addition to the drainage system that will prevent the ingress of moisture, if your property has an enclosed space between floorboards and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture in the ground from getting into the home. It also helps in preventing moisture damage to the underfloor insulation.
