Unreasonable Gaps & Holes

Draught Stopping Mount Victoria

Draughts can lead to dropping temperatures within homes. A cold house is more expensive to heat, which means wasting money and energy.

If a draught could be felt from unreasonable gaps or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see a clear draught out of a hole or gap, then it’s likely a crack or hole that needs sealing in the way you can. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and let air in or out from your house need seals. In the case of an open fireplace isn’t being used, it can cause draughts and must be sealed off. Landlords and property managers are accountable for making sure that these draughts are stopped whenever imaginable.

You don’t need to block up intentional gaps or holes in the construction. For instance, small gaps around doors and windows could be required to allow for movement within the structure as the house warms and cools so that they are able to be closed and opened instead of than securing. We will examine the windows and doors in our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure healthy homes

Heating Mount Victoria

Rental properties in Mount Victoria must have a fixed source of heating that can warm the principal or the biggest living room to at least 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs that it be permanently fixed (i.e. not portable) and at minimum 1.5 horsepower in capacity and have the minimum required heating capacity for the main living space. A Heating Assessment Tool could be used to determine whether your current fix heater(s) are adequate or whether you will require to "top up" with an additional heater. Open fires as well as unflued combustion heaters such as mobile LPG bottle heaters aren’t considered acceptable heating options under the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, it must have the thermostat. This will make your heating more consistent and efficient. For most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like small apartments the smaller fixed electric heater might be enough.

If your main living space already has a permanent heating source such as heat pumps, it may need an update in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the standard as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Mount Victoria

Each living space within a rental property must include at least one open window or exterior door to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms need to have an venting fan outside to take moisture away.

This ventilation quality is all about understanding the fact that dried air can be more easy to heat and a property that is well ventilated is less likely to grow damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces such as the hallway are not considered liveable and do not need an opening window or door.

Each window, door or skylight requirements to be able open to the outside while remaining fixed in an open position, allowing for fresh air circulation and air flow.

Bathrooms, kitchens, and every other room of your home with a bath, shower cooker or any other humidity-generating items will require adequate extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space that includes extractor fans that are suitable in areas of high moisture.

Insulation Mount Victoria

The insulation of the ceiling and underfloor is required to all rental homes since July 1, 2019. Property managers and landlords should make sure that the insulation meets this new standard. In certain situations, the existing ceiling insulation or insulation in the subfloor space might need to be replaced or replaced.

A properly insulated home can reduce condensation and lower the chance of mould and dampness as well as making it easier for the household to hold heat.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Mount Victoria Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the interior of the building; you have to ensure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting into the building. When it comes to moisture and damp it’s usually not apparent that it could be a huge problem and end up causing the property to suffer and harming your tenant’s well-being.

Rental properties should be equipped with effective drainage to eliminate floodwaters, surface water, and groundwater, with an appropriate runoff or outfall. Making sure the water has a place to go, and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

In addition to an irrigation system to stop moisture ingress, if your property has an enclosed space between your flooring and surface, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

The ground-moisture barrier typically made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from getting into the home. It also helps to prevent water damage to the floor insulation.
