Unreasonable Gaps & Holes

Draught Stopping Mount Victoria

Draughts may lead to low temperatures inside households. A damp house is more expensive to heat, which means wasting energy and increased bills.

If a draught could be felt from unreasonable gaps or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a crack or a gap and you are able to feel it, it is likely a crack or hole which requirements sealing in some way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air in or out within the home need sealing. For example, if the open fireplace isn’t used it can create draughts. This must be sealed from. Landlords and property managers are responsible for making sure that such draughts are squelched as far as imaginable.

There is no need to block up intentional gaps or holes in the building. For instance, small gaps around windows and doors may be required to allow for movement of the building as the house gets warmer and cooler, so that they are able to be opened and closed rather instead of being stuck. We will check all windows and doors as part of your Healthy Homes assessment of your rental property.

The proper heating equipment is important for well-being houses

Heating Mount Victoria

Mount Victoria rental properties require a reliable source of heating that can heat the principal or the biggest living area to at minimum 18degC, even during the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs that it be permanently fixed (i.e., not portable), at least 1.5 kW in heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. The Heating Assessment Tool can be used to determine if the existing fixed heater(s) are sufficient or whether you will require to top up by adding a second heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters are not considered to be suitable heating options under The Healthy Homes Standard.

If the heating you provide is electric heating or heat source, it must be equipped with an thermostat. This will make the heating more uniform and effective. In most houses, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. In some instances, such as small apartments the smaller fixed electric heater could be enough.

If your main living space already has a permanent heating source like a heat pump, then it may need some additional energy to be able to meet the standards. Certain types of heaters cannot be used to achieve the quality since they’re either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Mount Victoria

Each living space within a rental property must have at least one opening windows or an exterior door to offer natural airflow. Furthermore, moist areas such as kitchens or bathrooms need to have an venting fan outside to take moisture away.

This ventilation standard is all about recognising it is that dry air is much easier to heat, and that a property that is well ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t liveable , and thus do not need an opening door or window.

Each window, door , or Skylight requirements for them to be in a position open to the outside and remain at an open angle in order to allow for fresh air circulation and ventilation.

All bathrooms and kitchens and any other area in your home with shower, bath cooker or any other moisture generating item will need proper extractor fan systems which are vented to the outdoors. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in each livable space with the right extractor fan in high moisture areas.

Insulation Mount Victoria

Underfloor and ceiling insulation is mandatory on all rental homes since 1 July 2019. Property managers and landlords have to make sure that the insulation is up to the new quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may need to be added or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of mould and dampness, as well as making an easier task for the home to retain heat.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a measure of how well insulation withstands heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Mount Victoria Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building it’s also about the outside. You must ensure there is somewhere for surface and ground water to go, and prevent it from getting into the building. When it comes to moisture and damp it’s often not apparent that it could become a major issue that can cause damages to your investment and affecting your tenant’s well-being.

Rental properties should have effective drainage to remove floodwaters, surface water, and ground water, including an appropriate outfall or runoff. Making sure the water has a proper place to go, and also that it doesn’t get sucked into structures is an crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your property has an enclosed space between your floor and the ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from accumulating into the structure. It also helps prevent any damage to your underfloor insulation.
