Unreasonable Gaps & Holes

Draught Stopping Mount Victoria

Draughts can lead to less temperature in houses. A humid house will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draught can be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap or crack, then it is likely a crack or hole which needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that let air into or out of your home require the sealing. For example, if the open fireplace isn’t in use it could cause draughts, and must be sealed off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as much as imaginable.

You don’t require to cover up gaps or holes that are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for movement within the building when the house warms and cools to allow them to be shut and opened, rather than sticking. We will examine every window and door in our Healthy Homes assessment of your rental property.

Proper heating is important to ensure healthy homes

Heating Mount Victoria

Mount Victoria rental properties must have a fixed heating source that can heat the largest or main living space to a minimum of 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity, and meet the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if your current installed heater(s) are sufficient or whether you will need to ‘top up’ with a new heater. Fires that are open and unflued heaters like small portable LPG bottle heaters aren’t considered acceptable heating options under those following the Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), then it must include an thermostat. This makes the heating more consistent and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, such as small apartments an electric, fixed heater could be enough.

If the main living room already has a fixed heating source like an air conditioner, it may require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either costly, not cost-effective to run, and/or unsafe to run.

Mount Victoria Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere to allow surface, rain or ground water and stop it from coming inside. When it is damp and moisture, it’s usually those concerns that you aren’t aware of that could become a major issue and end up causing damages to your investment and affecting the tenant’s health.

Rental properties should have efficient drainage to get rid of the stormwater and surface waters and ground water, including the proper outfall or runoff. Making sure the water has a proper place to go, and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental is enclosed between your flooring and soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are usually made of polythene and is laid on top of the ground, to block any moisture present in the ground from entering the building. It also helps in preventing from causing damage to the flooring insulation.
