Draught Stopping Maupuia

Draughts can lead to less temperature in houses. A cold home will cost more to heat, meaning wasting energy and incurring higher costs.

If a draught could be noticed from gaps that are not adequate or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see a clear draught out of a hole or gap, then it’s most likely a gap or crack that needs sealing in any way. Cracks and gaps that are large should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit from your house require the sealing. In the case of an open fireplace isn’t being used, it could cause draughts, and should be shut from. Landlords and property managers are responsible for ensuring such draughts are eliminated as much as possible.

You don’t need to cover up gaps or holes in the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the building when the home gets warmer and cooler, to allow them to be opened and closed rather than sticking. We will check every window and door during the Healthy Homes assessment of your rental property.

A Heating Assessment Tool may be used to determine if the current installed heater(s) are adequate or whether you will need to top up by adding a second heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it requirements to be equipped with a thermostat. This will help make the heating more reliable and effective. For most houses, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. The insulation of the ceiling and underfloor is mandatory to all rental houses as of July 1st, 2019. Property managers and landlords have to ensure the insulation meets the new quality. Maupuia Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building but you must make sure there is somewhere for surface and ground water to go and to prevent it from getting inside. When it concerns damp and moisture it is usually those concerns that you aren’t aware of that could be a huge problem, causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties should have effective drainage to get rid of the stormwater and surface waters and ground water, which includes an appropriate outfall or runoff. Making sure the water is able to go, and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside the drainage system that will prevent water ingress, if the rental has an enclosed gap between floorboards and surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from accumulating into the structure. It also helps in preventing water damage to the floor insulation.
