Unreasonable Gaps & Holes

Draughts are a major cause of low temperatures inside homes. A damp home costs more to heat, which means wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a crack or a gap that is, it is likely to be a gap or an opening that requirements sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and let air into or out within your house need the sealing. For example, if the open fireplace isn’t used it can create draughts. This should be sealed from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as much as imaginable.

There is no require to cover up holes or gaps in the building. For example, tiny gaps around windows and doors could be necessary to allow for the movement of the building when the household is heated and cools so that they can still be shut and opened, rather than being stuck. We will check every window and door during the Healthy Homes assessment of your rental property.

Heating Linden

Linden rental properties require a reliable source of heating that can warm the living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs to remain fixed (i.e. not portable) that is, at least 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine whether your current fix heater(s) are sufficient or if you’ll require to top up with an additional heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it must include an thermostat. This will make the heating more uniform and effective. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In some instances, like small apartment buildings small apartments, a smaller electric fixed heater may suffice.

If your living space already has a fixed heating source like an air conditioner, it might just require an update to make sure it meets the requirements. Some types of heaters can’t be used to achieve the standard because they’re not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Linden

Every living space of a rental property has to contain at minimum one open doors or windows to offer natural airflow. In addition, high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

The ventilation standard is all about recognising that the dry atmosphere is more easy to heat and an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallways are not living spaces and therefore do not require an opening window or door.

Each window, door or the skylight requirements at least of opening to the outside while remaining fixed in an open position in order to allow for fresh air circulation and ventilation.

All kitchens and bathrooms, and every other room of your home that has a bath, shower, cooktop or other high humidity-generating items will need suitable extractor fans that can be vented to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Linden

The insulation of the ceiling and underfloor has been compulsory for all rent homes from 1 July 2019. Property managers and landlords should make sure that the insulation meets this new standard. In some cases, an existing insulation on the ceiling or in the subfloor space may need to be replaced or replaced.

A house that is well-insulated can help control condensation and reduce the chances of dampness and mould, and it will make more easy for the household to hold warmth.

Insulation needs to be in compliance with the R-values of your area.

The "R" signifies thermal resistance, and is a gauge of how well insulation withstands heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Linden Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building it is also about the outside. You must make sure there is somewhere for surface, rain as well as groundwater to move and also stop it from getting into the building. When it concerns damp and moisture it is frequently what you don’t see that could become a major issue and end up causing damage to your investment as well as affecting your tenant’s health.

Rental properties need to be equipped with effective drainage for the removal of rainwater, storm water and groundwater, with an appropriate runoff or outfall. Making sure the water is able to go, and also that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the rental is enclosed between your flooring and the ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from rising into the structure. It also helps prevent from causing damage to the flooring insulation.
