Healthy homes matter

Why is Healthy Homes Compliance so Important?

A majority of households rent in New Zealand and Linden, and research has shown that these rental homes are most likely to be colder, older, have less effective heating and tend to be of poorer standard than those owned by owners.

Moldy, damp and cold houses are linked to negative health outcomes, particularly diseases like colds and influenza, asthma, and heart diseases. Additionally, those who have reported at least four major home quality issues often suffer from lower levels of satisfaction with life and a decrease in psychological well-being.

The improvement in the quality of Linden rental property will help tenants experience improved physical and mental health, and lessen the disruptions to their work, education and living because of diseases. Your investment is also better safeguarded from mildew, mould and damp damages, which means less costs of maintenance over the long term.

The Healthy Homes Standards are a list of the specific and minimum standards for heating, insulation Ventilation and Ventilation and Drainage, as well as Draught Stopping on Linden rental properties.

Unreasonable Gaps & Holes

Draught Stopping Linden

Draughts may lead to low temperatures inside houses. A cold house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a hole or gap and you can feel it, it’s likely to be a gap or an opening that needs sealing in somehow. Large cracks and gaps should be stopped permanently. Cracks that are greater than 3mm and let air into or out within your house need the sealing. In the case of an open fireplace isn’t being used, it may cause draughts and should be sealed off. Property managers and landlords are accountable for making sure that such draughts are squelched whenever possible.

There is no need to block gaps or holes in the construction. For example, tiny gaps around doors and windows could be required to allow for movement within the structure as the house is heated and cools so that they can still be opened and closed rather than sticking. We will test all windows and doors as part of your Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy houses

Heating Linden

Rental properties in Linden must have a fixed source of heat that is able to heat the principal or the biggest living space to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating requirements to be fixed (i.e. not portable), at minimum 1.5 horsepower in capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to determine whether the fix heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, then it must have the thermostat. This will help make the heating more consistent and efficient. In most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases like small apartments, a smaller fixed electric heater may be sufficient.

If the main living room already has a central heating source such as the heat pump, it could require some additional energy in order to comply with the standards. Certain kinds of heaters cannot be used to achieve the quality because they’re not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Linden

Every living space of a rental property must include at least one open door or window to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms should be equipped with an venting fan outside to eliminate moisture.

The ventilation standard is about recognising it is that dry air will be much easier to heat and a property that is well ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallways are not liveable and don’t need an opening window or door.

Each window, door , or Skylight requirements to have the ability of opening to the outside and remain at an open angle, allowing to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other area in your home with shower, bath or cooktop, or any other humidity-generating items will require suitable extractor fans that are vented out to the outside. This Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Linden

Insulation for underfloor and ceilings is a requirement for all rent homes from 1 July 2019. All landlords and property managers are required to make sure that the insulation is up to the new standard. In some cases, current ceiling insulation, or the insulation of the subfloor space might require to be added or replaced.

A well-insulated property can reduce condensation, and decrease the risk of mould and dampness as well as making more easy to the home to hold warmth.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation resists heat flow. The higher the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Linden Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building it is also about the outside. You must ensure there is somewhere for rain, surface as well as groundwater to move, and to prevent it from getting inside. When it comes to moisture and damp it is frequently what you don’t see that could be a huge problem, causing damage to your investment and affecting the tenant’s well-being.

Properties that are rented must have effective drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure that the water has a place to go and that it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your rental is enclosed between your floor and the surface, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

The ground-moisture barrier typically an insulating sheet of polythene laid over the ground to prevent any moisture present in the ground from getting into the property. It also helps in preventing from causing damage to the flooring insulation.
