Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts may lead to less temperature in households. A draughty home is more expensive to heat, meaning wasting energy and incurring higher costs.

If a draught could be noticed from gaps that are not adequate or holes the area needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught out of a hole or gap or crack, then it’s probably a gap or hole that requirements sealing in some way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air in or out from the home need to be sealed. In the case of an open fireplace isn’t being used, it can create draughts. This should be shut off. Property managers and landlords are responsible for making sure that such draughts are squelched in the maximum extent imaginable.

You don’t require to cover up gaps or holes which are part of the construction. For example, tiny gaps around doors and windows could be required to allow for the movement of the building as the house is heated and cools to allow them to be opened and closed rather than sticking. We will check every window and door in your Healthy Homes assessment of your rental property.

Heating Kilbirnie

Rental properties in Kilbirnie need to have a stable source of heating that can heat the principal or the biggest living space to at least 18degC even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat requirements for it to be permanent (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine whether your current fixed heater(s) are sufficient or if you’ll require to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it should be equipped with the thermostat. This will help make the heating more reliable and effective. For most homes, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases like small apartments an electric, fixed heater may suffice.

If your main living space already has a permanent heating source, like the heat pump, it could require a top up to make sure it meets the requirements. Some types of heaters can’t be utilised to meet the quality because they’re inefficient, unaffordable to operate and/or unsafe to run.

Insulation needs to meet the R-values of your area.

The "R" refers to thermal resistance, and is a gauge of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

Rental properties must have efficient drainage to get rid of floodwaters, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a place to go and that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid moisture ingress, if your rental has an enclosed gap between the floor and soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture in the ground from accumulating into the home. It also assists in preventing from causing damage to the flooring insulation.
