Unreasonable Gaps & Holes

Draught Stopping Kilbirnie

Draughts may lead to lower temperatures in homes. A draughty house costs more to heat, resulting in wasted energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a hole or gap that is, it is most likely a gap or crack that needs sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Gaps greater than 3mm that let air into or out within the home require sealing. For example, if an open fireplace isn’t being used, it may cause draughts and should be sealed off. Landlords and property managers are accountable for ensuring such draughts are eliminated as much as imaginable.

You don’t require to block off holes or gaps that are part of the construction. For instance, small gaps around windows and doors could be required to allow for movement of the structure when the household gets warmer and cooler, in order to let them be shut and opened, rather than sticking. We will check all doors and windows during our Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Kilbirnie

Rental properties in Kilbirnie must have a fixed source of heat that is able to heat the largest or main living space to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements that it be permanently fixed (i.e., not portable), at minimum 1.5 horsepower in capacity and have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether the fix heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater or heat pump, then it must be equipped with a thermostat. This makes the heating more uniform and efficient. For most properties, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, such as small apartments, a smaller fixed electric heater may suffice.

If the main living room is already equipped with a fixed heating source such as an air conditioner, it may require an update to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard since they’re either inefficient, unaffordable to operate and/or unhealthy to run.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and don’t need an opening door or window.

Every window, door or skylight requirements for them to be in a position open to the outside and remain closed in order to allow to circulate fresh air as well as ventilation.

Insulation Kilbirnie

Ceiling and underfloor insulation has been compulsory to all rental houses since 1 July 2019. All landlords and property managers must ensure that the insulation meets current standard. In some cases, an existing insulation on the ceiling or in the sub floor space may require to be filled with or replaced.

A well-insulated house will reduce the risk of condensation, and decrease the risk of mould and dampness as well as making an easier task to allow the home to keep the heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" stands for thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Kilbirnie Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside of the building but you must ensure there is somewhere for surface as well as groundwater to move, and also stop it from getting into the building. When it is about damp and water, it is typically not apparent that it could be a huge problem and cause damage to your investment and affecting the tenant’s health.

Rental properties require to be equipped with efficient drainage for the removal of the stormwater and surface waters, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a place to go and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your rental is enclosed between floorboards and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

An underground moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from getting into the structure. It also helps in preventing moisture damage to the underfloor insulation.
