If a draught is felt from unreasonable gaps or holes, it needs to be sealed.

If you can feel external air getting in, or see the sound of a clear draught emanating from a hole or gap that is, it’s probably a gap or crack that requirements sealing in some way. Large gaps and cracks should be fixed permanently. Gaps greater than 3mm that let air in or out within your home need to be sealed. A good heating system is important to ensure healthy homes

Heating Khandallah

Rental properties in Khandallah need to have a stable source of heating which can warm the principal or the biggest living space to a minimum of 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs to remain fixed (i.e., not portable) and at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool can be used to determine if the existing installed heater(s) are sufficient or whether you will need to top up by adding a second heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump it must include an thermostat. This will help make the heating more consistent and effective. In most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, like small apartments an electric, fixed heater may be sufficient.

If your main living space already has a fixed heating source like heat pumps, it may need an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the standard since they’re either costly, not cost-effective to run, or unsafe to operate.

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building but you must make sure there is somewhere for surface, rain as well as groundwater to move and stop it from coming into the building. When it comes to moisture and damp it is frequently what you don’t see that could be a huge problem and cause the property to suffer and harming your tenant’s well-being.

Rental properties require to be equipped with efficient drainage for the removal of floodwaters, surface water and groundwater, with the proper outfall or runoff. Making sure the water has a proper place to go, and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid water ingress, if the rental has an enclosed gap between floorboards and the ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier usually a sheet of polythene that is placed over the ground, to block any moisture that is present in the ground from entering the property. It also helps to prevent water damage to the floor insulation.
