Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts increase the likelihood of less temperature in households. A draughty house will cost more to heat, which completed jobs in wasting money and energy.

If a draft can be felt through gaps that are too large or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught from a hole or gap, then it’s likely a crack or hole that needs sealing in any way. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that let air into or out from the house require seals. For example, if an open fireplace isn’t used it could cause draughts, and should be blocked off. Property managers and landlords are responsible for making sure such draughts are eliminated as far as possible.

There is no require to block up intentional gaps or holes which are part of the building. For example, tiny gaps around windows and doors could be necessary to allow movement of the building when the home warms and cools to allow them to be opened and closed rather than sticking. We will examine every window and door during the Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being homes

Heating Karaka Bays

Karaka Bays rental properties require a reliable source of heating which can warm the living area to at minimum 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs to remain fixed (i.e. not portable) with at least 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to determine if your current fixed heater(s) are adequate or whether you will require to "top up" with a new heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it must be equipped with a thermostat. This will make the heating more uniform and effective. For most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In some instances, like small apartments an electric, fixed heater could be enough.

If the living area is already equipped with a fixed heating source, such as an air conditioner, it could require an update in order to comply with the standards. Certain types of heaters cannot be utilised to meet the quality since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Karaka Bays

Each liveable space in a rental property has to have at least one openable windows or an exterior door to offer natural airflow. In addition, humid areas such as kitchens or bathrooms should have an venting fan outside to eliminate moisture.

A ventilation standard is all about understanding the fact that dry air is much easier to heat, and that the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered living spaces and therefore are not need an opening door or window.

Each window, door , or the skylight requirements to have the ability to open up to the outside while remaining at an open angle, allowing the circulation of fresh air and ventilation.

All bathrooms and kitchens as well as any other space in your house that houses a bath, shower, cooktop or other high water-generating appliance will require suitable extractor fans that are vented towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Karaka Bays

The insulation of the ceiling and underfloor is required on all rental houses as of July 1st, 2019. All landlords and property managers must make sure that the insulation is up to this new quality. In some instances, current ceiling insulation, or the insulation of the sub floor space may require to be filled with or replaced.

A house that is well-insulated can help control condensation, and decrease the risk of mould and damp, and will also make much easier for the home to retain the heat.

Insulation requirements to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Karaka Bays Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside It’s about having to make sure there is somewhere to allow surface, rain and ground water to go and to prevent it from getting into the building. When it is damp and moisture, it’s often what you don’t see that could be a huge problem and cause the property to suffer and affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to eliminate storm water, surface water and ground water. This includes the proper outfall or runoff. Making sure that the water has a location to go, and also that it can’t linger underneath the structures is an important aspect of keeping your property dry.

Alongside an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between floorboards and ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are usually a polythene sheet laid over the ground, to block any moisture from the ground from rising into the home. It also helps prevent water damage to the floor insulation.
