Unreasonable Gaps & Holes

Draught Stopping Karaka Bays

Draughts are a major cause of low temperatures inside households. A damp home is more expensive to heat, meaning wasting energy and increased bills.

If a draught could be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming out of a hole or gap, then it is likely to be a gap or hole which needs sealing in some way. Cracks or gaps with large gaps must be permanently stopped. Cracks that are greater than 3mm and let air into or out within your home require sealing. In the case of an open fireplace is not in use, it could cause draughts, and should be blocked off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as possible.

You don’t require to block holes or gaps which are part of the construction. For instance, small gaps around doors and windows could be necessary to allow movement of the structure when the home is heated and cools to allow them to be closed and opened instead of than being stuck. We will inspect all windows and doors during our Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being houses

Heating Karaka Bays

Rental properties in Karaka Bays should have a permanent source of heat which can warm the living space to a minimum of 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements to be fixed (i.e. not portable) that is, at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool can be used to determine if the existing installed heater(s) are adequate or if you’ll need to top up by adding a second heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters aren’t considered acceptable heating options in those following the Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it must include an thermostat. This makes your heating more consistent and effective. In most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances like small apartments an electric, fixed heater could be enough.

If the main living room already has a central heating source such as a heat pump, then it might just need a top up to be able to meet the standards. Some types of heaters can’t be used to meet the standard as they are either expensive, inefficient and/or unsafe to run.

Ventilation Karaka Bays

Each living space within a rental property must have at least one opening windows or an exterior door to offer natural airflow. In addition, humid areas such as kitchens or bathrooms should have an externally vented extractor fan that can remove moisture.

The ventilation quality is all about understanding it is that dried air can be easier to heat and that a property that is well ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and don’t need an opening door or window.

Each door, window or Skylight needs to be able to open to the outside, and stay fixed in an open position, allowing to circulate fresh air as well as ventilation.

The bathrooms in all kitchens as well as any other space in your house that houses a bath, shower cooker or any other water-generating appliance will need suitable extractor fans which are vented towards the outside. The Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Karaka Bays

Ceiling and underfloor insulation is mandatory to all rental homes from 1 July 2019. All landlords and property managers must make sure that the insulation is in line with the new standard. In some instances, old ceiling insulation as well as insulation within the subfloor space might require to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of dampness and mould, and it will make more easy for the house to hold the heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance and is a measure of how well the insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Karaka Bays Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building but you must ensure there is somewhere for surface, rain and underground water to flow and also stop it from getting inside. When it is damp and moisture, it is usually not apparent that it can cause a lot of trouble and end up causing damages to your investment and affecting your tenant’s health.

Properties that are rented must be equipped with effective drainage to eliminate floodwaters, surface water and ground water, which includes an appropriate runoff or outfall. Making sure that water is able to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental is enclosed between floorboards and the surface, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground to prevent any moisture in the ground from accumulating into the property. It also helps in preventing any damage to your underfloor insulation.
