Fines for Failing to Comply

As of 1st July 2021, once a new, renewed or varied tenancy is signed for a Karaka Bays rental property, all Healthy Homes compliance work have to be done by the end of 90 days.

Since the 1st July of 2021, when a new or renewed Tenancy is signed for the Karaka Bays rental property, all Healthy Homes compliance work must be done within 90 days.

Karaka Bays Healthy Homes Compliance Timeframes

Tenancies that were signed from 1 July 2019 and 30 June 2021

  • Insulation of the underfloor and ceiling is a requirement for all Karaka Bays and New Zealand rental houses where it is reasonably practicable to put in.
  • A Healthy Homes Declaration of Intent along with an Insulation Declaration and an Insurance Statement should be included with any renewed, new or altered tenancy contract.
  • Property managers and landlords must keep records of their the compliance with all Healthy Homes Standard that apply or will apply throughout the tenancy period of their rental properties.

From 1 July 2021

  • Property managers and private landlords must make sure their rental properties comply according to Healthy Homes Standard within 90 days of a renewal, new or a change in Tenancy.
  • All the boarding households (except Kainga Ora and Community Housing Providers with registered for boarding home tenancies) must comply with the Healthy Homes Standard regardless of the date when the tenancy started.

Beginning 1 July 2023

  • All homes let by Kainga Ora (formerly Housing New Zealand) and registered Community Housing Providers must be in compliance with the Healthy Homes Standards regardless of when the tenancy first began.

Beginning 1 July 2024

  • All rentals homes are required to comply with Healthy Homes Standards regardless of the time of the first day of tenancy.
