Unreasonable Gaps & Holes

Draught Stopping Kaiwharawhara

Draughts can lead to low temperatures inside homes. A damp house will cost more to heat, which completed jobs in wasting money and energy.

If a draft can be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you can feel external air entering or a clear draught out of a hole or gap and you are able to feel it, it’s most likely a gap or crack that needs sealing in the way you can. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and allow air in or out of your home require the sealing. For example, if the open fireplace isn’t in use it can create draughts. This should be blocked from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed whenever possible.

You don’t need to block up intentional holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be required to allow for movement within the building as the house is heated and cools in order to let them be opened and closed rather than sticking. We will examine the windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being homes

Heating Kaiwharawhara

Rental properties in Kaiwharawhara need to have a stable heating source that can heat the principal or the biggest living area to at minimum 18degC, even during the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements to remain fixed (i.e. not portable), at minimum 1.5 kW of heating capacity, and meet the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to determine if the current permanent heater(s) are adequate or whether you will require to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, then it must be equipped with an thermostat. This makes the heating more uniform and effective. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like small apartments the smaller fixed electric heater may suffice.

If your main living space already has a fixed heating source like a heat pump, then it could require a top up to be able to meet the standards. Certain types of heaters cannot be utilised to meet the standard as they are either not efficient, cost prohibitive to operate or unsafe to operate.

Ventilation Kaiwharawhara

This ventilation quality is all about understanding that dry air will be less difficult to heat and heat, and a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are all considered living spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore do not require an opening window or door.

Each door, window or Skylight requirements to be able to open to the outside, and stay set in an opening position to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens and any other area in your home with a bath, shower, cooktop or other high moisture-producing item will require proper extractor fan systems that vent towards the outside. This Healthy Homes Assessment service will verify that there is enough air circulation in every living space and will also check for the proper extractor fans in high moisture areas.

Insulation Kaiwharawhara

Ceiling and underfloor insulation is a requirement on all rental houses since July 1, 2019. All landlords and property managers should make sure the insulation meets current quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may need to be added or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of mould and dampness and also makes much easier to the household to keep heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a gauge of how well the insulation withstands heat flow. The higher the R-value, the more efficient the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Kaiwharawhara Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to make sure there is somewhere for surface, rain and underground water to flow, and to prevent it from getting into the building. When it comes to moisture and damp it is often the things you don’t notice that could be a huge problem, causing damage to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with effective drainage for the removal of the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure that water is able to go, and also that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between floorboards and ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier typically made of polythene and is laid on top of the ground to stop any moisture in the ground from accumulating into the home. It also helps in preventing any damage to your underfloor insulation.
