Fines for Failing to Comply

As of 1st July 2021, when a new or renewed tenancy is signed on a Kaiwharawhara rental property, all Healthy Homes compliance tasks must be finished by the end of 90 days.

As of 1st July 2021, when a brand new, renewed or varied lease is entered into on the Kaiwharawhara rental property, all Healthy Homes compliance work must be taken care of by the end of 90 days.

Failure to comply with each of Healthy Homes Standards by the end of the expected timeframe can result in a fine of up to $7200. The person responsible for this fine is the person who is named on the lease contract as the person renting the property It could also be the name of the landlord as well as the property management company.

Kaiwharawhara Healthy Homes Compliance Timeframes

Tenancies established beginning on 1 July 2019 and the 30th June in 2021

  • Underfloor and ceiling insulation is mandatory throughout Kaiwharawhara and New Zealand rental homes where it’s reasonably practicable to install.
  • A Healthy Homes Intent to Comply Statement An Insulation Statement as well as an Insurance Statement should be included in any new, renewed or amended tenancy agreement.

Heating Kaiwharawhara

Rental properties in Kaiwharawhara should have a permanent source of heating that can heat the living space to at least 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

If your main living space already has a fixed heating source, like a heat pump, then it could require an upgrade to meet the standards. Some types of heaters can’t be used to comply with the quality because they’re inefficient, unaffordable to operate and/or unhealthy to run.
