Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts can lead to low temperatures inside homes. A humid house will cost more to heat, which means wasting money and energy.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a crack or a gap, then it is likely to be a gap or hole which requirements sealing in some way. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that let air into or out from the house need the sealing. For instance, if an open fireplace is not in use, it can create draughts. This must be sealed off. Landlords and property managers are accountable for making sure such draughts are eliminated whenever possible.

There is no require to block holes or gaps that are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for movement within the building as the household warms and cools so that they can still be opened and closed rather instead of being stuck. We will check all doors and windows during your Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure well-being homes

Heating Houghton Bay

Rental properties in Houghton Bay need to have a stable heating source that is able to heat the principal or the biggest living space to a minimum of 18degC even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source needs to be fixed (i.e. not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine if the current permanent heater(s) are adequate or whether you will require to top up with an additional heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it must include the thermostat. This will help make your heating more consistent and effective. In most houses, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like apartments with small spaces, a smaller fixed electric heater could be enough.

If your living space already has a permanent heating source such as heat pumps, it may require an update to meet the standards. Certain kinds of heaters cannot be used to achieve the quality since they’re either expensive, inefficient and/or unhealthy to run.

Ventilation Houghton Bay

Each living space within the rental property should include at least one open window or exterior door to offer natural ventilation. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor fan to remove moisture.

The ventilation quality is all about acknowledging how dry air will be easier to heat, and that a property that is well ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable areas. Connecting spaces like the hallways are not liveable , and thus do not require an opening window or door.

Each window, door , or Skylight needs to have the ability to open to the outside while remaining closed, allowing for fresh air circulation and air flow.

The bathrooms in all kitchens as well as any other space in your house that houses a bath, shower, cooktop or other high moisture-producing item will require proper extractor fan systems that can be vented towards the outside. This Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Houghton Bay

Underfloor and ceiling insulation has been compulsory on all rental homes since 1 July 2019. All landlords and property managers must ensure that the insulation is in line with this new quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be filled with or replaced.

A properly insulated home can help control condensation and lower the chance of mould and dampness as well as making much easier to allow the home to retain heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Houghton Bay Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside; you have to make sure there is somewhere for rain, surface and underground water to flow and prevent it from getting into the building. When it is damp and moisture, it is often those things that you aren’t aware of that can become a big problem, causing damage to your investment and affecting the tenant’s health.

Rental properties should have effective drainage to get rid of floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure the water has a location to go and that it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between your flooring and surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, to block any moisture from the ground from rising into the building. It also helps prevent moisture damage to the underfloor insulation.
