Unreasonable Gaps & Holes

Draught Stopping Houghton Bay

Draughts are a major cause of less temperature in households. A draughty home is more expensive to heat, which results in wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or a clear draught from a gap or hole and you can feel it, it is probably a gap or crack that needs sealing in any way. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that let air in or out within the house require the sealing. For instance, if an open fireplace isn’t being used, it can cause draughts and should be sealed off. Property managers and landlords are accountable for making sure such draughts are eliminated in the maximum extent possible.

You don’t need to block gaps or holes that are part of the building. For instance, small gaps around windows and doors could be required to allow for movement of the structure as the household heats and cools, in order to let them be closed and opened rather than being stuck. We will check every window and door during your Healthy Homes assessment of your rental property.

Heating Houghton Bay

Houghton Bay rental properties need to have a stable source of heat which can warm the largest or main living room to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements to be fixed (i.e. not portable) and at least 1.5 kW of heating capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to determine if your current installed heater(s) are adequate or whether you will require to "top up" with a new heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be safe heating options in the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump it needs to include the thermostat. This will make the heating more reliable and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a central heating source, like heat pumps, it may require some additional energy to make sure it meets the requirements. Certain kinds of heaters aren’t able to be used to meet the standard as they are either inefficient, unaffordable to operate or are unsafe to operate.

Each liveable space in a rental property has to have at least one opening windows or an exterior door to provide natural ventilation. In addition, high moisture areas such as kitchens and bathrooms must have a suitable externally vented extractor fan to eliminate moisture.

The ventilation standard is about recognising it is that dry air will be less difficult to heat and that an apartment that is well-ventilated is less likely to grow damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are all considered living spaces. Connecting spaces like the hallways are not liveable and do not require an opening window or door.

Each door, window or Skylight requirements to have the ability open to the outside, and stay fixed in an open position in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, and every other room of your home with a bath, shower and cooktop or another moisture-producing item will require appropriate extractor fans that are vented to the outdoors. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Houghton Bay

The insulation of the ceiling and underfloor is mandatory in all rental homes as of July 1st, 2019. Property managers and landlords have to make sure that the insulation is up to the new quality. In some cases, an existing insulation on the ceiling or in the sub floor space might require to be added or replaced.

A well-insulated property will reduce the risk of condensation, and decrease the risk of mould and damp, and will also make more easy to allow the household to retain warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a measure of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Houghton Bay Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about what’s inside the building but you must ensure there is somewhere for rain, surface and underground water to flow, and also stop it from getting inside. When it concerns damp and moisture it’s often not apparent that it can cause a lot of trouble and end up causing the property to suffer and harming the tenant’s health.

Rental properties need to have effective drainage to remove storm water, surface water and ground water, which includes the proper outfall or runoff. Making sure that the water is able to go and that it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your floor and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

The ground-moisture barrier generally made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from getting into the home. It also helps in preventing from causing damage to the flooring insulation.
