Unreasonable Gaps & Holes

Draught Stopping Highbury

Draughts may lead to lower temperatures in homes. A humid house will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draft can be felt through gaps that are too large or holes the area needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a gap or hole and you can feel it, it’s most likely a gap or an opening that requirements sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and let air in or out within your house need the sealing. For example, if the open fireplace isn’t being used, it can create draughts. This should be sealed from. Landlords and property managers are accountable for ensuring such draughts are eliminated whenever imaginable.

You don’t require to block gaps or holes which are part of the building. For example, tiny gaps around doors and windows may be required to allow for the movement of the structure when the home is heated and cools to allow them to be closed and opened rather instead of being stuck. We will inspect every window and door in your Healthy Homes assessment of your rental property.

Heating Highbury

Highbury rental properties need to have a stable heating source which can warm the main or largest living area to at minimum 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements to remain fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether the installed heater(s) are adequate or whether you will require to top up with an additional heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it should have a thermostat. This will help make the heating more uniform and efficient. For most houses, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like small apartments small apartments, a smaller electric fixed heater might be enough.

If the living area already has a central heating source, like an air conditioner, it might just require an update to ensure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the standard as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Highbury

Each living space within a rental home must include at least one open door or window to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

The ventilation quality is all about understanding how dry air will be more easy to heat, and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallways are not liveable and therefore don’t need an opening window or door.

Each window, door or Skylight needs to have the ability to open to the outside and remain fixed in an open position, allowing the circulation of fresh air and air flow.

Bathrooms, kitchens, as well as any other space in your house that houses shower, bath and cooktop or another humidity-generating items will require suitable extractor fans which are vented to the outdoors. This Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Highbury

Underfloor and ceiling insulation has been compulsory on all rental homes from 1 July 2019. Property managers and landlords should ensure the insulation meets standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the subfloor space might require to be topped up or replaced.

A house that is well-insulated can reduce condensation and lower the chance of mould and damp, as well as making more easy to allow the household to keep the heat.

Insulation requirements to meet the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3

Highbury Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside It’s about having to make sure there is somewhere for surface, rain and underground water to flow and stop it from coming inside. When it comes to moisture and damp it’s usually what you don’t see that can become a big problem that can cause damages to your investment and affecting your tenant’s well-being.

Rental properties need to have efficient drainage to remove storm water, surface water and groundwater, with an appropriate outfall or runoff. Making sure the water has a place to go, and that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental is enclosed between floorboards and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier typically a polythene sheet laid over the ground, to block any moisture in the ground from getting into the home. It also helps to prevent water damage to the floor insulation.
