Draughts increase the likelihood of low temperatures inside homes. A draughty house is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air getting in, or see an unobstructed draught coming from a gap or hole or crack, then it’s probably a gap or hole that needs sealing in any way. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit within your house need sealing. For example, if an open fireplace isn’t used it could cause draughts, and should be shut from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed as much as imaginable.

There is no require to cover up gaps or holes which are part of the building. For instance, small gaps around doors and windows may be required to allow movement of the building when the house gets warmer and cooler, so that they are able to be closed and opened instead of instead of being stuck. We will examine every window and door in your Healthy Homes assessment of your rental property.

Proper heating is important to ensure healthy homes

Heating Grenada Village

Rental properties in Grenada Village need to have a stable source of heating that can warm the main or largest living space to at least 18degC even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs to remain fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to determine if the current fixed heater(s) are adequate or whether you will need to "top up" with an additional heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters are not considered to be safe heating options for those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, then it must include an thermostat. This makes the heating more reliable and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater may suffice.

If the living area is already equipped with a fixed heating source, like the heat pump, it could require an update to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard as they are either expensive, inefficient or unsafe to operate.

Ventilation Grenada Village

Each living space within a rental property has to have at least one openable door or window to provide natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

The ventilation standard is all about recognising how dry air is less difficult to heat and a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable spaces. Connecting spaces like the hallway are not considered liveable , and thus are not need an opening window or door.

Each window, door or the skylight needs at least open to the outside while remaining closed in order to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and every other room of your property with a bath, shower cooker or any other moisture generating item will require proper extractor fan systems that vent to the outdoors. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in high moisture areas.

Grenada Village Moisture Ingress & Drainage

When it concerns damp and moisture it’s typically what you don’t see that could become a major issue, causing damage to your investment as well as harming the tenant’s health.

Rental properties should be equipped with effective drainage for the removal of floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure that water has a place to go, and that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

In addition to a drainage system to avoid moisture from entering, if your rental has an enclosed gap between floorboards and surface, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground to stop any moisture present in the ground from entering the home. It also helps in preventing from causing damage to the flooring insulation.
