Healthy homes matter

What is the reason Healthy Homes Compliance so important?

One in three households rent the property in New Zealand and Grenada Village, and research shows us that these rental houses are most likely to be older, colder, have less effective heating, and generally tend to be of poorer quality than owner occupied properties.

The damp, cold and mouldy houses can have negative well-being outcomes, particularly for diseases like colds and asthma, as well as cardiovascular diseases. Additionally, those who report four or more major issues with their housing often have less satisfaction in their lives and lower psychological well-being.

The improvement in the standard of Grenada Village rental property can allow tenants to experience better mental and physical health and minimise the disruptions to their work, education and living because of illness. Your investment is also secured from mildew, mould and damp-related damage, which results in less maintenance costs in the long run.

The Healthy Homes Standard is a listing of minimum and specific requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught Stopping for Grenada Village rental properties.

Unreasonable Gaps & Holes

Draught Stopping Grenada Village

Draughts are a major cause of lower temperatures in households. A draughty home costs more to heat, which completed jobs in wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap that is, it’s likely a crack or hole that needs sealing in some way. Large gaps and cracks should be permanently stopped. Gaps greater than 3mm that let air into or out of the home require seals. For instance, if an open fireplace isn’t used it can cause draughts and should be blocked off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as possible.

You don’t need to block off holes or gaps which are part of the building. For example, tiny gaps around windows and doors might be necessary to allow movement of the structure when the household is heated and cools to allow them to be closed and opened rather than being stuck. We will examine the windows and doors as part of our Healthy Homes assessment of your rental property.

Heating Grenada Village

Grenada Village rental properties require a reliable source of heat which can warm the living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements to remain fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to check if the current fixed heater(s) are sufficient or if you’ll need to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters aren’t considered to be safe heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it needs to include an thermostat. This makes your heating more consistent and effective. In most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, like small apartments the smaller fixed electric heater may be sufficient.

If the living area already has a central heating source, like an air conditioner, it might just require an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to meet the quality because they’re costly, not cost-effective to run, or are unsafe to operate.

Grenada Village Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building; you have to ensure there is somewhere for surface as well as groundwater to move and also stop it from getting inside. When it is damp and moisture, it’s usually not apparent that it can cause a lot of trouble and end up causing damage to your investment and harming the tenant’s health.

Rental properties require to be equipped with efficient drainage to get rid of the stormwater and surface waters and ground water, including the proper outfall or runoff. Making sure the water has a place to go, and that it can’t linger underneath the structures is a crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your rental is enclosed between your flooring and ground, a ground water barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier usually a sheet of polythene that is placed over the ground to prevent any moisture from the ground from rising into the home. It also assists in preventing water damage to the floor insulation.
