Draughts increase the likelihood of less temperature in households. A humid house costs more to heat, which means wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a hole or gap or crack, then it is probably a gap or an opening that requirements sealing in any way. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that allow air to enter or exit of your house require to be sealed. For example, if an open fireplace is not in use, it can create draughts. This should be shut off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed in the maximum extent possible.

The heating source requirements for it to be permanent (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to determine if your current permanent heater(s) are adequate or if you’ll need to top up by adding a second heater. However, in certain instances like small apartments small apartments, a smaller electric fixed heater could be enough.

If the living area already has a permanent heating source like a heat pump, then it might require an update to ensure it meets the requirements. Some types of heaters can’t be used to achieve the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Grenada Village Moisture Ingress & Drainage

When it is damp and moisture, it’s frequently the concerns you don’t notice that could become a major issue, causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties should have efficient drainage to remove floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure the water has a proper place to go and that it doesn’t get sucked into structures is an important aspect of keeping your property dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental is enclosed between your flooring and the ground, a ground moisture barrier must be installed if it is reasonably practicable to install it.

The ground-moisture barrier typically a polythene sheet laid over the ground, to block any moisture in the ground from accumulating into the property. It also helps prevent water damage to the floor insulation.
