If a draught could be felt through gaps that are too large or holes the area requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or the air is clear from a gap or hole or crack, then it’s likely to be a gap or hole which requirements sealing in any way. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that let air in or out into the home need seals. For instance, if an open fireplace isn’t in use it may cause draughts and must be sealed off. Landlords and property managers are responsible for ensuring such draughts are eliminated as much as possible.

You don’t need to cover up holes or gaps which are part of the construction. Heating Grenada Village

Rental properties in Grenada Village require a reliable source of heating which can warm the principal or the biggest living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements to remain fixed (i.e., not portable) that is, at minimum 1.5 kW in heating capacity and have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to check if the installed heater(s) are adequate or whether you will require to "top-up" with a new heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters aren’t considered acceptable heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump then it must have a thermostat. This will make your heating more consistent and effective. For most properties, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like small apartment buildings the smaller fixed electric heater might be enough.

If your living space already has a central heating source such as a heat pump, then it might need some additional energy to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re inefficient, unaffordable to operate and/or unhealthy to run.

It is the ventilation standard is about recognising the fact that dry air will be less difficult to heat, and that an apartment that is well-ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway are not considered liveable and therefore are not need an opening door or window.

Each window, door or Skylight needs for them to be in a position to open up to the outside, and stay closed to allow ventilation and fresh air ventilation.

All bathrooms and kitchens and every other room of your home with shower, bath or cooktop, or any other moisture generating item will require proper extractor fan systems which are vented out to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Grenada Village

The insulation of the ceiling and underfloor is a requirement in all rental houses as of July 1st, 2019. All landlords and property managers are required to make sure that the insulation is in line with the new quality. In some instances, an existing insulation on the ceiling or in the subfloor space may require to be added or replaced.

A house that is well-insulated can reduce condensation and reduce the chances of mould and damp, and will also make an easier task for the house to keep the heat.

Insulation needs to meet the R-values required for your area

The "R" stands for thermal resistance, and is a measure of how well the insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Grenada Village Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building it’s also about the outside. You must make sure there is somewhere for rain, surface and underground water to flow and also stop it from getting inside. When it comes to moisture and damp it’s typically what you don’t see that can cause a lot of trouble, causing the property to suffer and affecting the tenant’s well-being.

Rental properties need to be equipped with effective drainage to remove the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure the water has a proper place to go and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and ground, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground to stop any moisture present in the ground from entering the home. It also helps in preventing water damage to the floor insulation.
