What are the most unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught out of a hole or gap that is, it’s likely to be a gap or hole which requirements sealing in some way. Heating Grenada Village

Grenada Village rental properties require a reliable source of heat that is able to heat the largest or main living area to at minimum 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs that it be permanently fixed (i.e. not portable), at minimum 1.5 kW in heating capacity, and meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to check if your current fix heater(s) are adequate or whether you will need to "top up" with an additional heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be acceptable heating options under the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump, it must be equipped with a thermostat. This will make the heating more reliable and efficient. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, such as small apartments the smaller fixed electric heater may suffice.

If the living area already has a central heating source like heat pumps, it might require some additional energy to meet the standards. Certain types of heaters cannot be used to meet the standard since they’re either not efficient, cost prohibitive to operate and/or unhealthy to run.

Grenada Village Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside of the building it’s also about the outside. You must make sure there is somewhere for rain, surface or ground water and to prevent it from getting inside. When it comes to moisture and damp it’s often not apparent that it could be a huge problem, causing damages to your investment and harming the tenant’s health.

Properties that are rented must be equipped with effective drainage for the removal of the stormwater and surface waters and ground water, which includes the proper outfall or runoff. Making sure that the water has a location to go, and it can’t linger underneath the structures is an important aspect of keeping your property dry.

In addition to an irrigation system to stop water ingress, if the rental is enclosed between your floor and the ground, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

A ground moisture barrier is usually a polythene sheet laid over the ground to stop any moisture in the ground from entering the home. It also assists in preventing from causing damage to the flooring insulation.
