It is crucial to note that a landlord with multiple rental properties may receive additional fines for non-compliance. The harshest penalties are reserved for severe breaches, and landlords with six or more properties can be fined as high as $50,000, or as high as $100,000 in the case of hearing claims.

Unreasonable Gaps & Holes

Draught Stopping Grenada Village

Draughts increase the likelihood of low temperatures inside houses. A humid house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught could be felt from unreasonable gaps or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the air is clear from a gap or hole that is, it’s most likely a gap or hole that requirements sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that let air in or out within your house need to be sealed. For example, if the open fireplace isn’t being used, it could cause draughts, and should be sealed off. Property managers and landlords are accountable for making sure that these draughts are stopped as far as possible.

You don’t need to block off gaps or holes which are part of the building. For instance, small gaps around windows and doors could be required to allow for movement of the building when the house heats and cools, so that they can still be closed and opened instead of than being stuck. We will check every window and door in an Healthy Homes assessment of your rental property.

Heating Grenada Village

Grenada Village rental properties need to have a stable heating source that can heat the principal or the biggest living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The heating source needs for it to be permanent (i.e., not portable) with at least 1.5 kW in heating capacity, and it must have the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to determine whether the fix heater(s) are sufficient or whether you will need to ‘top up’ with a new heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, then it must include a thermostat. This will help make the heating more uniform and efficient. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in some cases such as small apartments an electric, fixed heater might be enough.

If the living area is already equipped with a fixed heating source, like heat pumps, it could require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to meet the standard as they are either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Grenada Village

Each liveable space in a rental property has to have at least one openable doors or windows to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms should be equipped with an externally vented extractor to get rid of moisture.

The ventilation standard is about recognising how dried air can be less difficult to heat, and that a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallway aren’t liveable , and thus do not require an opening door or window.

Every window, door or Skylight needs for them to be in a position to open up to the outside and remain closed in order to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and every other room of your home with a bath, shower and cooktop or another moisture generating item will need adequate extractor fans that vent to the outdoors. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces, including suitable extractor fans in high moisture areas.

Insulation Grenada Village

Underfloor and ceiling insulation is a requirement to all rental homes from 1 July 2019. All landlords and property managers should ensure that the insulation meets the new standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might require to be topped up or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of dampness and mould, and also makes it easier for the household to keep the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a gauge of how well insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

Grenada Village Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to ensure there is somewhere for surface, rain and underground water to flow, and stop it from coming inside. When it is about damp and water, it’s usually what you don’t see that can become a big problem and cause damage to your investment as well as harming your tenant’s health.

Rental properties need to be equipped with efficient drainage to remove the stormwater and surface waters and ground water. This includes the proper outfall or runoff. Making sure that the water has a location to go, and also that it doesn’t sit beneath structures is an crucial aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent water ingress, if the property has an enclosed space between the floor and the ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, to block any moisture in the ground from rising into the property. It also helps in preventing from causing damage to the flooring insulation.
