Healthy homes matter

What are the reasons why Healthy Homes Compliance So Important?

A majority of households rent from New Zealand and Grenada North, and research indicates that rental houses are most likely to be colder, older and are not as efficient heating and tend to be lower standard than those owned by owners.

Enhancing the quality of Grenada North rental property can allow tenants to experience better physical and mental health and minimise the disruption to work, learning and living because of diseases. Your investment will be safeguarded from mildew, mould and damp damages, which means lower costs for maintenance in the long run.

Draughts can lead to dropping temperatures within homes. A draughty home will cost more to heat, meaning wasting energy and increased bills.

If a draught is felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a gap or hole, then it is likely a crack or hole which requirements sealing in somehow. Large cracks and gaps should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit from the home need to be sealed. In the case of an open fireplace isn’t used it can create draughts. This should be shut off. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed as much as imaginable.

You don’t require to block off gaps or holes in the construction. For instance, small gaps around windows and doors might be necessary to allow for movement of the building when the home heats and cools, so that they are able to be opened and closed rather instead of being stuck. We will examine all doors and windows as part of your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy homes

Heating Grenada North

Rental properties in Grenada North need to have a stable heating source that can warm the largest or main living space to a minimum of 18degC, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs for it to be permanent (i.e. not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to check if your current fixed heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters are not considered to be safe heating options for The Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it should have an thermostat. This makes the heating more reliable and efficient. In most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, like small apartments small apartments, a smaller electric fixed heater may suffice.

If the living area already has a permanent heating source such as a heat pump, then it may need an upgrade in order to comply with the standards. Certain types of heaters cannot be used to meet the quality because they’re costly, not cost-effective to run, and/or unsafe to run.

Ventilation Grenada North

Each liveable space in the rental property should contain at minimum one open window or exterior door to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor to take moisture away.

This ventilation quality is all about understanding the fact that dry air is more easy to heat and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway are not considered liveable and therefore don’t need an opening window or door.

Every window, door or Skylight requirements to have the ability of opening to the outside while remaining closed, allowing the circulation of fresh air and air flow.

Bathrooms, kitchens, as well as any other space in your house that houses a bath, shower cooker or any other humidity-generating items will require proper extractor fan systems that can be vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space with the right extractor fan in areas with high moisture.

Insulation Grenada North

Insulation for underfloor and ceilings has been compulsory on all rental homes from 1 July 2019. Property managers and landlords have to ensure that the insulation meets standards that are in line with the latest quality. In some instances, old ceiling insulation as well as insulation within the subfloor space might need to be replaced or replaced.

A well-insulated house can help control condensation and reduce the chances of mould and dampness as well as making an easier task to allow the household to retain the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and it is a measurement of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Grenada North Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building but you must ensure there is somewhere for surface, rain and underground water to flow and also stop it from getting into the building. When it is damp and moisture, it’s frequently those concerns that you aren’t aware of that could become a major issue and end up causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties require to have effective drainage for the removal of floodwaters, surface water, and groundwater, with an appropriate runoff or outfall. Making sure the water is able to go and that it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your rental is enclosed between the floor and the ground, a ground water barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground to stop any moisture present in the ground from getting into the property. It also helps prevent from causing damage to the flooring insulation.
