What are the most unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught from a gap or hole that is, it’s likely to be a gap or hole that requirements sealing in any way. A good heating system is important to ensure healthy homes

Heating Grenada North

Grenada North rental properties need to have a stable source of heating that is able to heat the principal or the biggest living space to at least 18degC even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to be fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity and have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to check if the current permanent heater(s) are sufficient or if you’ll need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters aren’t considered to be safe heating options for The Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump, it must be equipped with an thermostat. This makes the heating more reliable and effective. For most houses, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. In certain situations, such as small apartments the smaller fixed electric heater may suffice.

If your main living space already has a fixed heating source, such as the heat pump, it could require a top up in order to comply with the standards. Some types of heaters can’t be utilised to meet the standard as they are either not effective, cost prohibitive to operate or unsafe to operate.

Insulation Grenada North

Insulation for underfloor and ceilings is a requirement to all rental homes from 1 July 2019. Property managers and landlords should ensure the insulation meets current standard. In some cases, old ceiling insulation as well as insulation within the subfloor space may need to be filled with or replaced.

A well-insulated house will reduce the risk of condensation, and decrease the risk of mould and dampness, and will also make it easier for the house to retain the heat.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The higher the R-value, the better the insulation.

  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Grenada North Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building it is also about the outside. You must ensure there is somewhere for rain, surface and underground water to flow and also stop it from getting inside. When it is damp and moisture, it is typically the concerns you don’t notice that could become a major issue, causing damages to your investment and affecting your tenant’s well-being.

Properties that are rented must have efficient drainage to remove storm water, surface water and ground water. This includes the proper outfall or runoff. Making sure that the water has a location to go, and it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to avoid moisture from entering, if your rental has an enclosed gap between floorboards and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from accumulating into the home. It also helps in preventing from causing damage to the flooring insulation.
