Draughts increase the likelihood of lower temperatures in houses. A damp house will cost more to heat, meaning wasting money and energy.

If a draught could be perceived as a result of gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or a clear draught from a gap or hole or crack, then it is likely to be a gap or an opening that requirements sealing in somehow. Large gaps and cracks should be permanently stopped. Any gaps greater than 3mm that let air into or out from the home require seals. For example, if the open fireplace isn’t in use it can cause draughts and should be sealed off. Property managers and landlords are accountable for making sure that such draughts are squelched in the maximum extent possible.

You don’t require to block gaps or holes that are part of the construction. For example, tiny gaps around windows and doors could be required to allow for the movement of the structure as the home gets warmer and cooler, in order to let them be closed and opened rather than being stuck. We will check every window and door during an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy houses

Heating Grenada North

Grenada North rental properties must have a fixed source of heating that can warm the largest or main living room to at least 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs that it be permanently fixed (i.e., not portable) with at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to check if the current fixed heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters are not considered acceptable heating options under the Healthy Homes Standard.

If the heating you provide is electric heating or heat source, then it must include the thermostat. This makes the heating more uniform and efficient. For the majority of houses, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases like small apartment buildings, a smaller fixed electric heater could be enough.

If the living area already has a central heating source such as the heat pump, it might just require some additional energy in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality as they are either costly, not affordable to run, and/or unhealthy to run.

Ventilation Grenada North

Every living space of a rental property must contain at minimum one open window or exterior door to offer natural airflow. Furthermore, moist spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can get rid of moisture.

This ventilation standard is about recognising how dry air will be less difficult to heat, and that the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and don’t require an opening window or door.

Each window, door , or the skylight needs at least open to the outside and remain set in an opening position to allow for fresh air circulation and ventilation.

The bathrooms in all kitchens as well as any other space in your property with shower, bath, cooktop or other high moisture generating item will require suitable extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space with the right extractor fan in areas of high moisture.

Insulation Grenada North

Insulation for underfloor and ceilings is a requirement to all rental houses since 1 July 2019. Property managers and landlords must make sure that the insulation meets current quality. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might require to be replaced or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of mould and dampness, as well as making it easier to allow the home to keep warmth.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Grenada North Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about what’s inside the building it’s also about the outside. You must ensure there is somewhere for surface, rain as well as groundwater to move and to prevent it from getting into the building. When it is about damp and water, it is usually what you don’t see that could be a huge problem that can cause the property to suffer and affecting the tenant’s health.

Properties that are rented must have efficient drainage to remove the stormwater and surface waters and ground water. This includes an appropriate runoff or outfall. Making sure that water has a location to go, and that it doesn’t sit beneath structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your floor and surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from entering the building. It also assists in preventing water damage to the floor insulation.
