Unreasonable Gaps & Holes

Draught Stopping Grenada North

Draughts increase the likelihood of lower temperatures in homes. A damp house costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught could be perceived as a result of gaps or holes that it requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see an unobstructed draught coming from a gap or hole or crack, then it’s likely to be a gap or hole which needs sealing in some way. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that let air in or out of your home require to be sealed. For instance, if an open fireplace isn’t in use it may cause draughts and must be sealed off. Property managers and landlords are accountable for ensuring that such draughts are squelched as far as possible.

There is no require to block up intentional holes or gaps which are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement of the building as the house heats and cools, in order to let them be shut and opened, rather than being stuck. We will test all windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Grenada North

Rental properties in Grenada North must have a fixed source of heat that is able to heat the main or largest living room to at least 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements to remain fixed (i.e., not portable), at minimum 1.5 kW in heating capacity, and it must have the minimum heating capacity needed in the living area. A Heating Assessment Tool could be used to check if the current permanent heater(s) are sufficient or whether you will need to "top up" by adding a second heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be safe heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it needs to have the thermostat. This will help make the heating more uniform and effective. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, such as small apartments, a smaller fixed electric heater could be enough.

If the living area already has a permanent heating source like an air conditioner, it might just require a top up to meet the standards. Some types of heaters can’t be used to meet the standard as they are either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Grenada North

Every living space in a rental property must include at least one open door or window to provide natural ventilation. In addition, humid areas like kitchens and bathrooms need to have an externally vented extractor fan to take moisture away.

A ventilation quality is all about understanding that the dry atmosphere is more easy to heat and the property that is properly ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway aren’t living spaces and therefore do not require an opening door or window.

Each door, window or Skylight needs at least of opening to the outside, and stay fixed in an open position in order to allow ventilation and fresh air air flow.

All kitchens and bathrooms, and any other area in your home with a bath, shower and cooktop or another humidity-generating items will need appropriate extractor fans that vent to the outdoors. The Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan in high moisture areas.

The "R" stands for thermal resistance, and is a measure of how well the insulation resists heat flow. The higher the R-value, the more effective the insulation.

Grenada North Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building; you have to make sure there is somewhere to allow surface, rain and ground water to go and stop it from coming into the building. When it concerns damp and moisture it is usually not apparent that it could be a huge problem and end up causing the property to suffer and harming the tenant’s well-being.

Rental properties need to have efficient drainage to eliminate storm water, surface water, and groundwater, with an appropriate runoff or outfall. Making sure that the water has a location to go and that it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to avoid moisture from entering, if your rental has an enclosed gap between floorboards and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground to prevent any moisture in the ground from rising into the property. It also helps prevent moisture damage to the underfloor insulation.
