Fines for Failing to Comply

As of 1st July 2021, once a new, renewed or varied contract is signed on a Grenada North rental property, all Healthy Homes compliance work need to be finished inside of 90 days.

Beginning on July 1st, 2021, when a brand new or renewed tenancy is signed on a Grenada North rental property, all Healthy Homes compliance work must be finished by the end of 90 days.

Inability to adhere to each of Healthy Homes Standards within the anticipated timeframe could result in an amount of $7200. Additionally, if the most present Healthy Homes Statement of Compliance isn’t incorporated in an updated, renewed, or revised tenancy agreement it could result in an additional fine or infringement fee.

Any tenant may request details regarding the Healthy Homes Standard and how they are related to the house they live in. If the landlord or property manager fails to supply the required information within 21 days from getting the notice, the tenant could receive an infringement notice and could be fined up to $750.

In addition, there is an additional fine of up to $900 for landlords or property managers that provide false or false Healthy Homes Compliance Statement or other information. The person who is responsible for this fine is the one who is listed on the tenancy agreement as the one who is leasing the property out which could be the name of the landlord as well as the company that manages the property.

All information in the Statement of Compliance needs to be accurate before the tenancy agreement can be completed, and should be kept updated through the tenancy period as relevant work gets completed.

It is crucial to be aware that a landlord with multiple rental properties may face greater penalties for non-compliance. The harshest penalties are given for serious violations. Those who have more than six properties could be fined as high as $50,000, or as high as $100,000 in hearings.

Clearly, failure to meet the Healthy Homes requirements can hit your bank account hard, resulting in huge fines, in addition to continuing to be required to comply with the requirements. Don’t take a chance with your rental property, contact us today and ask us to conduct an house inspection performed on your rental property.

Unreasonable Gaps & Holes

Draught Stopping Grenada North

Draughts can lead to dropping temperatures within homes. A draughty house is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draft can be felt from unreasonable gaps or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see a clear draught from a hole or gap that is, it is likely a crack or an opening that needs sealing in somehow. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that allow air in or out of your house require to be sealed. For example, if the open fireplace isn’t being used, it may cause draughts and should be shut from. Property managers and landlords are accountable for making sure such draughts are eliminated whenever imaginable.

You don’t need to block gaps or holes that are part of the construction. For instance, small gaps around doors and windows may be required to allow for movement within the building when the home heats and cools, to allow them to be closed and opened rather instead of being stuck. We will test every window and door as part of our Healthy Homes assessment of your rental property.

Insulation Grenada North

Underfloor and ceiling insulation has been compulsory for all rent houses from 1 July 2019. All landlords and property managers should make sure that the insulation is in line with standards that are in line with the latest quality. The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The higher the R-value, the more effective the insulation.

Grenada North Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the interior of the building it’s also about the outside. You must make sure there is somewhere to allow surface, rain and underground water to flow, and prevent it from getting into the building. When it concerns damp and moisture it’s usually not apparent that it could become a major issue, causing damages to your investment and harming your tenant’s health.

Rental properties should be equipped with efficient drainage for the removal of rainwater, storm water and groundwater, with an appropriate outfall or runoff. Making sure that water has a proper place to go and that it can’t linger underneath the buildings is an essential part of making sure your property is dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between your flooring and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

A ground moisture barrier is usually a polythene sheet laid over the ground, in order to block any moisture from the ground from accumulating into the property. It also helps prevent water damage to the floor insulation.
