If a draught could be noticed from gaps that are not adequate or holes or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught from a crack or a gap, then it is likely a crack or hole that requirements sealing in any way. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that allow air to enter or exit within the house require the sealing. Heating Glenside

Rental properties in Glenside require a reliable source of heat that is able to heat the main or largest living area to at minimum 18degC even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The heating source requirements that it be permanently fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine whether the installed heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Open fires and unflued combustion heaters such as small portable LPG bottle heaters are not considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it requirements to be equipped with a thermostat. This will help make the heating more consistent and effective. For most properties, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In some instances, like small apartment buildings the smaller fixed electric heater may be sufficient.

If your living space is already equipped with a fixed heating source like heat pumps, it could need an update to be able to meet the standards. Some types of heaters can’t be utilised to meet the standard since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Glenside

Every living space in a rental property has to have at least one opening window or exterior door to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor fan to remove moisture.

A ventilation quality is all about recognising that dry air will be more easy to heat and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t liveable , and thus do not need an opening door or window.

Each window, door or Skylight requirements at least open to the outside, but remain set in an opening position in order to allow for fresh air circulation and air flow.

All bathrooms and kitchens and any other area in your home that has shower, bath or cooktop, or any other water-generating appliance will require proper extractor fan systems that vent towards the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces with the right extractor fan for areas that are high in moisture.

Glenside Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building but you must ensure there is somewhere to allow surface, rain and ground water to go, and to prevent it from getting into the building. When it is about damp and water, it’s often what you don’t see that can become a big problem and cause damages to your investment and harming the tenant’s well-being.

Rental properties should be equipped with efficient drainage for the removal of the stormwater and surface waters and ground water, including the proper outfall or runoff. Making sure that the water is able to go, and also that it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside an irrigation system to stop water ingress, if the rental is enclosed between the floor and soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, to block any moisture from the ground from accumulating into the building. It also assists in preventing moisture damage to the underfloor insulation.
