Unreasonable Gaps & Holes

Draught Stopping Glenside

Draughts are a major cause of lower temperatures in houses. A cold house will cost more to heat, which means wasting money and energy.

If a draught can be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap that is, it is most likely a gap or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and allow air in or out within the house require sealing. For example, if the open fireplace isn’t being used, it could cause draughts, and must be sealed from. Property managers and landlords are accountable for ensuring that these draughts are stopped whenever possible.

You don’t need to block up intentional gaps or holes that are part of the building. For example, tiny gaps around windows and doors might be necessary to allow for the movement of the structure when the home warms and cools so that they are able to be shut and opened, rather than sticking. We will test all windows and doors during your Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Glenside

Rental properties in Glenside need to have a stable source of heat that can warm the living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to remain fixed (i.e. not portable) with at minimum 1.5 kW in heating capacity, and it must have the minimum capacity for heating required in the living area. A Heating Assessment Tool could be used to check if the fix heater(s) are sufficient or whether you will require to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, it needs to be equipped with an thermostat. This will help make the heating more consistent and efficient. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in some cases like small apartments, a smaller fixed electric heater might be enough.

If your main living space is already equipped with a fixed heating source, such as heat pumps, it may require some additional energy to make sure it meets the requirements. Certain types of heaters cannot be used to comply with the quality as they are either inefficient, unaffordable to operate or are unsafe to operate.

Every living space in a rental property has to contain at minimum one open windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms should be equipped with an externally vented extractor fan that can get rid of moisture.

It is the ventilation quality is about recognising the fact that dried air can be less difficult to heat and an apartment that is well-ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable , and thus don’t need an opening window or door.

Each window, door , or the skylight requirements to be able of opening to the outside while remaining closed to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other room in your house that houses a bath, shower, cooktop or other high humidity-generating items will require suitable extractor fans that are vented towards the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Insulation Glenside

Insulation for underfloor and ceilings is mandatory for all rent houses as of July 1st, 2019. All landlords and property managers should ensure that the insulation is up to this new quality. In some instances, current ceiling insulation, or the insulation of the subfloor space may need to be filled with or replaced.

A properly insulated home will help to control condensation, and decrease the risk of dampness and mould, and also makes more easy to the house to retain the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Glenside Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside but you must ensure there is somewhere for surface, rain or ground water, and prevent it from getting into the building. When it concerns damp and moisture it is often not apparent that it can cause a lot of trouble and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with efficient drainage to remove storm water, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that the water is able to go, and also that it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between your flooring and ground, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to prevent any moisture in the ground from accumulating into the building. It also helps prevent from causing damage to the flooring insulation.
