Fines for Failing to Comply

From the 1st of July in 2021, when a brand new or renewed tenancy is signed for a Glenside rental property, all Healthy Homes compliance work have to be done by the end of 90 days.

Since the 1st July of 2021, when a new, renewed or varied contract is signed on the Glenside rental property, all Healthy Homes compliance work must be done within 90 days.

Landlords with at least six rental properties could be penalised up to $50,000 and as high as $100,000 in hearings.

Glenside Healthy Homes Compliance Timeframes

Tenancies signed between 1 July 2019 and 30 , June 20,21

  • Insulation of the underfloor and ceiling is a requirement in all Glenside and New Zealand rental homes where it’s reasonably practicable to put in.
  • A Healthy Homes Intent to Comply Statement, an Insulation Statement and an Insurance Statement should be included in any renewal, new or modified tenancy agreement.
  • Property managers and landlords are required to keep records of their conformance with each Healthy Homes Standard that apply or will be applicable during the tenancy of their rental properties.

From July 1st 2021

  • Property managers and private landlords must ensure that their rental properties are in compliance according to Healthy Homes Standards within 90 days of any new, renewed or varied Tenancy.
  • All boarding households (except Kainga Ora and Community Housing Providers with registered Boarding house tenancies) are required to comply with Healthy Homes Standard regardless of the date the tenancy was started.

From July 1st 2023

  • All homes let by Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must comply with the Healthy Homes Standards regardless of the date when the tenancy started.

Starting 1 July 2024

  • All rental homes have to meet the Healthy Homes Standards regardless of when the tenancy first began.
Unreasonable Gaps & Holes

Draught Stopping Glenside

Draughts increase the likelihood of low temperatures inside households. A humid home will cost more to heat, meaning wasting energy and increased bills.

Heating Glenside

Rental properties in Glenside require a reliable source of heating that is able to heat the largest or main living space to at least 18degC, even during the most coldest days of the year. If the living area already has a central heating source such as heat pumps, it may require an update to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either costly, not cost-effective to run, and/or unhealthy to run.
