Unreasonable Gaps & Holes

Draught Stopping Crofton Downs

Draughts may lead to lower temperatures in homes. A damp home will cost more to heat, resulting in wasted energy and increased bills.

If a draught could be perceived as a result of gaps or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a crack or a gap, then it is most likely a gap or crack that needs sealing in somehow. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit of your home need seals. For example, if an open fireplace isn’t being used, it can cause draughts and should be sealed off. Landlords and property managers are responsible for making sure such draughts are eliminated whenever possible.

You don’t need to cover up gaps or holes that are part of the construction. For instance, small gaps around windows and doors could be required to allow movement of the structure when the house is heated and cools so that they can still be opened and closed rather than sticking. We will check all doors and windows in the Healthy Homes assessment of your rental property.

A good heating system is important to ensure healthy homes

Heating Crofton Downs

Rental properties in Crofton Downs need to have a stable source of heat that can heat the largest or main living area to at minimum 18degC even on the most coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs to be fixed (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool can be used to determine whether the permanent heater(s) are sufficient or whether you will need to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered to be safe heating options under the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, then it must have the thermostat. This will help make the heating more reliable and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In some instances, such as small apartments, a smaller fixed electric heater might be enough.

If the main living room is already equipped with a fixed heating source, such as an air conditioner, it could need an update to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the standard since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Crofton Downs

Each liveable space in a rental property has to have at least one openable door or window to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms must have a suitable externally vented extractor fan that can take moisture away.

It is the ventilation quality is about recognising the fact that dry air will be easier to heat and heat, and the property that is properly ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Connecting spaces such as the hallway aren’t considered liveable , and thus are not require an opening window or door.

Each window, door , or skylight needs at least open to the outside and remain fixed in an open position to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and every other room of your property with shower, bath, cooktop or other high water-generating appliance will need suitable extractor fans that can be vented towards the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Crofton Downs

The insulation of the ceiling and underfloor is a requirement for all rent homes as of July 1st, 2019. All landlords and property managers are required to make sure that the insulation is in line with current quality. In some instances, an existing insulation on the ceiling or in the subfloor space might need to be filled with or replaced.

A well-insulated house can help control condensation and lessen the likelihood of mould and damp, and will also make more easy for the house to keep the heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance, and is a measure of how well the insulation resists heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Crofton Downs Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building but you must ensure there is somewhere for surface, rain and underground water to flow, and prevent it from getting into the building. When it concerns damp and moisture it is often the things you don’t notice that could become a major issue, causing damage to your investment as well as affecting your tenant’s health.

Properties that are rented must be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure that the water has a proper place to go, and that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture from entering, if your property has an enclosed space between your floor and the ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to stop any moisture present in the ground from rising into the property. It also helps in preventing any damage to your underfloor insulation.
