A majority of households homes in New Zealand and Berhampore, and research shows us that these rental houses are likely to be colder, older, are not as efficient heating and are of lower quality than houses that are owned by the owner.

If a draught can be felt through gaps that are too large or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the sound of a clear draught emanating from a hole or gap that is, it is likely a crack or hole that requirements sealing in the way you can. The proper heating equipment is important to ensure healthy homes

Heating Berhampore

Berhampore rental properties need to have a stable source of heat which can warm the main or largest living room to at least 18degC, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating requirements for it to be permanent (i.e. not portable), at least 1.5 kW in heating capacity and have the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to determine if your current fixed heater(s) are sufficient or if you’ll need to "top up" with a new heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it must include the thermostat. This will help make the heating more uniform and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, like small apartments, a smaller fixed electric heater may suffice.

If the living area already has a fixed heating source such as heat pumps, it might require some additional energy to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the standard since they’re either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Berhampore

Every living space of the rental property should include at least one open window or exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms need to have an venting fan outside to get rid of moisture.

This ventilation standard is all about recognising that dried air can be easier to heat and that the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Connecting spaces such as the hallways are not liveable and don’t need an opening window or door.

Every window, door or Skylight requirements to be able to open up to the outside, and stay at an open angle to allow for fresh air circulation and air flow.

All kitchens and bathrooms, and any other area in your home that has shower, bath or cooktop, or any other moisture generating item will require adequate extractor fans which are vented towards the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Berhampore

Underfloor and ceiling insulation is a requirement for all rent homes from 1 July 2019. Property managers and landlords are required to make sure that the insulation is up to the new standard. In certain situations, the an existing insulation on the ceiling or in the sub floor space might require to be filled with or replaced.

A properly insulated home can reduce condensation and reduce the chances of mould and dampness and also makes more easy to allow the household to retain heat.

Insulation requirements to meet the R-values for your area

The "R" refers to thermal resistance and is a gauge of how well insulation withstands heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3

Berhampore Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building but you must ensure there is somewhere for surface or ground water, and prevent it from getting into the building. When it is about damp and water, it’s frequently those things that you aren’t aware of that can become a big problem, causing the property to suffer and affecting the tenant’s well-being.

Rental properties must be equipped with efficient drainage for the removal of rainwater, storm water and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go, and it doesn’t get sucked into structures is a crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between your flooring and soil, a ground-water barrier must be installed if it is reasonably practicable to do so.

An underground moisture barrier usually made of polythene and is laid on top of the ground to prevent any moisture from the ground from accumulating into the building. It also assists in preventing from causing damage to the flooring insulation.
