Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts can lead to dropping temperatures within houses. A cold home costs more to heat, meaning wasting money and energy.

If a draft can be felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a hole or gap, then it is likely a crack or hole that needs sealing in the way you can. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air into or out into the home need sealing. For instance, if an open fireplace isn’t in use it can create draughts. This should be blocked from. Landlords and property managers are accountable for making sure that such draughts are squelched in the maximum extent possible.

There is no require to block up intentional holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement within the structure as the house gets warmer and cooler, in order to let them be shut and opened, rather than securing. We will inspect every window and door as part of the Healthy Homes assessment of your rental property.

Heating Berhampore

Rental properties in Berhampore should have a permanent heating source that is able to heat the main or largest living room to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs for it to be permanent (i.e., not portable) and at minimum 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to check if your current permanent heater(s) are adequate or if you’ll need to top up with a new heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump then it must be equipped with a thermostat. This will help make the heating more consistent and efficient. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, like small apartment buildings an electric, fixed heater may be sufficient.

If your living space already has a central heating source, like the heat pump, it might require an update in order to comply with the standards. Certain kinds of heaters aren’t able to be used to comply with the quality since they’re either expensive, inefficient or unsafe to operate.

Ventilation Berhampore

Each living space within a rental property must have at least one opening door or window to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can eliminate moisture.

It is the ventilation quality is about recognising it is that dry air is less difficult to heat and that a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway aren’t considered liveable and are not require an opening door or window.

Every window, door or Skylight needs at least to open up to the outside and remain fixed in an open position to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens and any other room in your home with a bath, shower or cooktop, or any other water-generating appliance will need appropriate extractor fans that are vented to the outdoors. The Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Berhampore

Ceiling and underfloor insulation is mandatory for all rent homes since July 1, 2019. Property managers and landlords are required to ensure that the insulation meets the new standard. In some instances, existing ceiling insulation or insulation in the sub floor space may require to be filled with or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of dampness and mould, and also makes much easier for the home to hold heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Berhampore Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building It’s about having to ensure there is somewhere for surface, rain or ground water, and to prevent it from getting inside. When it is about damp and water, it is frequently not apparent that it can become a big problem and cause the property to suffer and harming your tenant’s health.

Properties that are rented must have effective drainage for the removal of rainwater, storm water and groundwater, with an appropriate outfall or runoff. Making sure that water has a location to go, and also that it can’t linger underneath the structures is an important aspect of keeping your property dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental is enclosed between floorboards and ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground, in order to block any moisture present in the ground from getting into the property. It also assists in preventing water damage to the floor insulation.
