Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts are a major cause of less temperature in homes. A cold house is more expensive to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draft can be felt from unreasonable gaps or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a crack or a gap that is, it is probably a gap or hole that needs sealing in any way. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and let air into or out within the home need seals. For instance, if an open fireplace isn’t used it could cause draughts, and should be sealed from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t need to block off gaps or holes in the building. For example, tiny gaps around doors and windows could be required to allow for movement of the structure as the home heats and cools, in order to let them be opened and closed rather than sticking. We will examine every window and door as part of an Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy homes

Heating Berhampore

Berhampore rental properties need to have a stable heating source that is able to heat the living area to at minimum 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs for it to be permanent (i.e. not portable) and at least 1.5 horsepower in capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool could be used to check if your current fix heater(s) are adequate or if you’ll need to top up with a new heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters are not considered acceptable heating options in the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it needs to be equipped with the thermostat. This will make the heating more uniform and effective. For most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like small apartment buildings an electric, fixed heater may suffice.

If the living area already has a fixed heating source, such as an air conditioner, it might just require some additional energy to meet the standards. Some types of heaters can’t be utilised to meet the quality because they’re expensive, inefficient or unsafe to operate.

Ventilation Berhampore

Each liveable space in the rental property should have at least one opening door or window to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms should be equipped with an venting fan outside to take moisture away.

A ventilation quality is all about recognising the fact that dried air can be less difficult to heat and heat, and an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable and therefore are not need an opening window or door.

Each window, door , or Skylight needs to be able to open up to the outside, and stay fixed in an open position to allow the circulation of fresh air and ventilation.

All bathrooms and kitchens and any other room in your home with a bath, shower or cooktop, or any other moisture-producing item will need adequate extractor fans that are vented towards the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in areas of high moisture.

Insulation Berhampore

The insulation of the ceiling and underfloor has been compulsory in all rental houses from 1 July 2019. Property managers and landlords are required to make sure that the insulation meets this new standard. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be replaced or replaced.

A well-insulated house can help control condensation and lower the chance of mould and dampness and will also make more easy to allow the house to keep the heat.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance, and is a measure of how well insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Berhampore Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building it’s also about the outside. You must ensure there is somewhere for surface and ground water to go and to prevent it from getting inside. When it is about damp and water, it is often the concerns you don’t notice that can cause a lot of trouble and cause the property to suffer and harming your tenant’s well-being.

Rental properties should have efficient drainage for the removal of rainwater, storm water, and ground water, which includes the proper outfall or runoff. Making sure the water has a proper place to go, and it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture ingress, if your property has an enclosed space between floorboards and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier usually made of polythene and is laid on top of the ground to prevent any moisture present in the ground from accumulating into the building. It also helps prevent moisture damage to the underfloor insulation.
