Healthy homes matter

What is the reason Healthy Homes Compliance important?

About 1 in 3 households rent homes in New Zealand and Berhampore, and research has shown that these rental homes are more likely to be older, colder, have less efficient heating, and generally are of lower quality than the homes of owners.

Cold, damp and mouldy houses can have negative health outcomes, especially for diseases like colds and flu, asthma and heart diseases. Additionally, those who report four or more major housing quality problems frequently have lower levels of satisfaction with life and a decrease in mental health.

Enhancing the standard of Berhampore rental property can help tenants enjoy better mental and physical health as well as lessen interruption to learning, work and living because of illnesses. Your investment will be secured from mildew, mould and damp-related damage, which results in less costs of maintenance over the long term.

Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts are a major cause of low temperatures inside houses. A cold home will cost more to heat, meaning wasting energy and increased bills.

If a draught can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or a clear draught from a crack or a gap, then it’s most likely a gap or an opening that needs sealing in somehow. Cracks and gaps that are large should be sealed permanently. Any gaps greater than 3mm that let air into or out from your house require to be sealed. For example, if the open fireplace isn’t in use it may cause draughts and should be shut off. Property managers and landlords are responsible for making sure that these draughts are stopped as far as possible.

There is no require to block gaps or holes that are part of the building. For instance, small gaps around windows and doors may be required to allow for movement within the building when the household gets warmer and cooler, to allow them to be closed and opened instead of than sticking. We will inspect every window and door during our Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure well-being homes

Heating Berhampore

Rental properties in Berhampore need to have a stable source of heating that can warm the principal or the biggest living space to a minimum of 18degC even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating requirements that it be permanently fixed (i.e. not portable), at minimum 1.5 horsepower in capacity, and it must have the minimum requirement for heat capacity in the living area. A Heating Assessment Tool may be used to determine whether the current fix heater(s) are adequate or whether you will need to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options in the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it should be equipped with an thermostat. This will help make your heating more consistent and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. In some instances, like small apartments an electric, fixed heater could be enough.

If your living space already has a permanent heating source such as an air conditioner, it could need a top up to meet the standards. Certain kinds of heaters aren’t able to be used to meet the standard as they are either expensive, inefficient and/or unsafe to run.

Berhampore Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building It’s about having to make sure there is somewhere to allow surface, rain and underground water to flow and stop it from coming into the building. When it comes to moisture and damp it is frequently those things that you aren’t aware of that could be a huge problem that can cause the property to suffer and affecting the tenant’s health.

Rental properties must have efficient drainage for the removal of the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure that the water has a proper place to go and that it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between the floor and the soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are generally a polythene sheet laid over the ground to stop any moisture present in the ground from rising into the home. It also helps to prevent any damage to your underfloor insulation.
