If a draught could be perceived as a result of gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a hole or gap, then it’s likely a crack or an opening that requirements sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that allow air in or out of your house need to be sealed. Adequate heaters are important for healthy houses

Heating Berhampore

Berhampore rental properties require a reliable source of heating which can warm the living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e. not portable) with at minimum 1.5 horsepower in capacity, and meet the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine if the current fix heater(s) are adequate or if you’ll require to ‘top up’ with a new heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it should have an thermostat. This makes the heating more consistent and effective. For most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in certain instances like small apartments small apartments, a smaller electric fixed heater might be enough.

If your main living space is already equipped with a fixed heating source like a heat pump, then it might just require a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be used to meet the quality because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Every living space in a rental property has to contain at minimum one open door or window to offer natural ventilation. In addition, humid areas like kitchens and bathrooms should be equipped with an externally vented extractor to take moisture away.

A ventilation quality is all about acknowledging the fact that the dry atmosphere is more easy to heat and a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway aren’t liveable and therefore are not require an opening window or door.

Each window, door or the skylight needs to be able open to the outside while remaining set in an opening position in order to allow for fresh air circulation and air flow.

All bathrooms and kitchens and every other room of your home that has shower, bath or cooktop, or any other water-generating appliance will need appropriate extractor fans that vent to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Berhampore

Insulation for underfloor and ceilings is a requirement in all rental houses from 1 July 2019. All landlords and property managers should make sure that the insulation meets standards that are in line with the latest standard. In some instances, existing ceiling insulation or insulation in the subfloor space may need to be replaced or replaced.

A well-insulated house can help control condensation, and decrease the risk of mould and dampness, as well as making it easier to allow the house to retain heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

Berhampore Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the interior of the building it’s also about the outside. You must make sure there is somewhere to allow surface, rain and ground water to go and stop it from coming inside. When it comes to moisture and damp it’s usually the things you don’t notice that could become a major issue, causing the property to suffer and affecting your tenant’s well-being.

Properties that are rented must have efficient drainage to remove the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure the water has a location to go, and it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between the floor and the surface, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from rising into the property. It also assists in preventing moisture damage to the underfloor insulation.
