Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts can lead to less temperature in houses. A damp house costs more to heat, meaning wasting money and energy.

If a draught can be felt through gaps that are too large or holes the area requirements to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or the air is clear out of a hole or gap and you are able to feel it, it is most likely a gap or an opening that needs sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit from your home require to be sealed. For example, if an open fireplace is not in use, it can create draughts. This should be shut off. Property managers and landlords are responsible for making sure that such draughts are squelched as much as possible.

There is no require to block off gaps or holes which are part of the building. For instance, small gaps around doors and windows may be required to allow for the movement of the structure when the home is heated and cools to allow them to be closed and opened rather than securing. We will inspect every window and door as part of our Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure healthy homes

Heating Berhampore

Berhampore rental properties need to have a stable heating source which can warm the largest or main living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs to remain fixed (i.e., not portable) with at minimum 1.5 kW of heating capacity and have the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to determine if the current fix heater(s) are adequate or if you’ll require to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters such as mobile LPG bottle heaters aren’t considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), then it must be equipped with a thermostat. This makes the heating more reliable and efficient. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances such as small apartments small apartments, a smaller electric fixed heater may suffice.

If the main living room is already equipped with a fixed heating source, like an air conditioner, it could require a top up to ensure it meets the requirements. Some types of heaters can’t be used to meet the standard as they are either not effective, cost prohibitive to operate or unsafe to operate.

Ventilation Berhampore

Every living space of the rental property should include at least one open windows or an exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an venting fan outside to take moisture away.

The ventilation quality is all about understanding the fact that dry air will be much easier to heat and a well ventilated rental property will be less prone to developing damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t living spaces and therefore do not need an opening window or door.

Each door, window or skylight needs to have the ability of opening to the outside while remaining set in an opening position, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, as well as any other space in your property with shower, bath cooker or any other moisture generating item will require suitable extractor fans that vent to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in every living space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Berhampore

The insulation of the ceiling and underfloor is mandatory for all rent homes as of July 1st, 2019. All landlords and property managers must make sure that the insulation is in line with current quality. In some instances, current ceiling insulation, or the insulation of the subfloor space may need to be filled with or replaced.

A well-insulated property can help control condensation and lessen the likelihood of mould and damp, and will also make more easy to allow the house to retain heat.

Insulation needs to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a measure of how well insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Berhampore Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside of the building It’s about having to make sure there is somewhere for surface as well as groundwater to move and prevent it from getting into the building. When it is about damp and water, it is often those concerns that you aren’t aware of that could become a major issue, causing damages to your investment and affecting the tenant’s well-being.

Rental properties should have efficient drainage to eliminate floodwaters, surface water and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and that it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

In addition to a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between the floor and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

The ground-moisture barrier typically made of polythene and is laid on top of the ground to prevent any moisture in the ground from rising into the property. It also assists in preventing moisture damage to the underfloor insulation.
