Fines for Failing to Comply

As of 1st July 2021, if a new, renewed or varied contract is signed on a Berhampore rental property, all Healthy Homes compliance tasks need to be taken care of inside of 90 days.

From the 1st of July in 2021, if a new, renewed or varied Tenancy is signed for the Berhampore rental property, all Healthy Homes compliance work must be finished within 90 days.

Failure to comply with all of the Healthy Homes Standards by the end of the expected timeframe can result in a fine of up to $7200. Additionally, if the most current Healthy Homes Statement of Compliance isn’t incorporated in the new, renewed or revised tenancy contract, there could be an additional fine or violation fee.

Any tenant can ask for information about the Healthy Homes Standard and how they relate to the property they reside in. If the property manager fails to provide the information requested within 21 days from having received the inquiry, they may receive an infringement notice and be fined as high as $750.

Additionally, there is also a penalty approximately $900 for landlords and property managers that provide false or misleading Healthy Homes Compliance Statement or other information. The person who is responsible for this fine is the one who is identified on the tenancy agreement as being the person letting the property out and it could be the name of the landlord, or the company that manages the property.

The information contained in the Compliance Statement needs to be current when the tenancy agreement is executed, and it should be kept updated during the entire tenancy, as related work is completed.

It’s important to note that a landlord with multiple rental properties could face more severe penalties for not complying. The highest penalties are given for the most serious violations, and landlords who own more than six properties could be fined up to $50,000, and even as high as $100,000 in hearings.

It is clear that failure to comply with the Healthy Homes requirements can hit your bank account and result in significant fines and continuing to be required to comply with the requirements. Don’t risk your rental property call us now and ask us to conduct a house assessment done for your rental property.

Unreasonable Gaps & Holes

Draughts can lead to less temperature in houses. A damp home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a hole or gap or crack, then it is most likely a gap or an opening that requirements sealing in any way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air in or out from your home require to be sealed. For example, if an open fireplace isn’t being used, it can cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring such draughts are eliminated as much as possible.

There is no need to block off holes or gaps in the construction. For instance, small gaps around doors and windows could be required to allow movement of the structure when the house is heated and cools in order to let them be closed and opened instead of than being stuck. We will test all doors and windows in your Healthy Homes assessment of your rental property.

Heating Berhampore

Berhampore rental properties require a reliable source of heat that is able to heat the living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 kW in heating capacity, and meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to determine whether your current permanent heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered to be safe heating options under the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, then it must be equipped with the thermostat. This will help make the heating more uniform and efficient. For the majority of houses, bigger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases such as small apartments an electric, fixed heater might be enough.

If the main living room already has a permanent heating source such as the heat pump, it could require an update to ensure it meets the requirements. Certain types of heaters cannot be used to achieve the quality because they’re costly, not affordable to run, or are unsafe to operate.

Ventilation Berhampore

Each living space within a rental home must have at least one opening doors or windows to offer natural ventilation. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to take moisture away.

A ventilation quality is about recognising how dried air can be much easier to heat and a property that is well ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway are not considered liveable and therefore do not need an opening door or window.

Each door, window or Skylight needs for them to be in a position open to the outside while remaining at an open angle, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and any other area in your property with shower, bath, cooktop or other high moisture-producing item will need suitable extractor fans that are vented to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces and will also check for the proper extractor fans in high moisture areas.

Insulation Berhampore

The insulation of the ceiling and underfloor is mandatory for all rent homes as of July 1st, 2019. All landlords and property managers must ensure the insulation meets current standard. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may need to be added or replaced.

A well-insulated house will reduce the risk of condensation and lower the chance of mould and dampness, and will also make more easy for the household to hold heat.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a gauge of how well the insulation can withstand heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Berhampore Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the interior of the building It’s about having to make sure there is somewhere for rain, surface and ground water to go, and also stop it from getting into the building. When it is about damp and water, it’s often not apparent that it can become a big problem that can cause damage to your investment as well as affecting the tenant’s health.

Rental properties should be equipped with efficient drainage to eliminate floodwaters, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a location to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

In addition to the drainage system that will prevent moisture from entering, if your rental is enclosed between floorboards and soil, a ground-water barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is generally a polythene sheet laid over the ground to prevent any moisture that is present in the ground from rising into the structure. It also assists in preventing from causing damage to the flooring insulation.
