Healthy homes matter

What are the reasons why Healthy Homes Compliance so Important?

One in three households rent in New Zealand and Berhampore, and research indicates that rental houses are more likely to be colder, older, are not as effective heating, and generally are of lower quality than the homes of owners.

The damp, cold and mouldy homes are linked to negative well-being outcomes, particularly diseases like colds and influenza, asthma, and cardiovascular issues. Additionally, those who report at least four major house quality problems often experience poor life satisfaction and lower well-being.

The improvement in the standard of Berhampore rental property will allow tenants to enjoy improved physical and mental health and minimise the interruption to learning, work and living due to diseases. Your investment will also be better protected from mildew, mould and damp damages, which means lower costs for maintenance in the long run.

Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts are a major cause of less temperature in houses. A humid house will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a crack or a gap and you are able to feel it, it is likely a crack or crack that needs sealing in the way you can. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit within the home require the sealing. For example, if an open fireplace is not in use, it could cause draughts, and must be sealed from. Landlords and property managers are accountable for ensuring that these draughts are stopped as much as imaginable.

There is no need to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for movement within the structure as the household heats and cools, so that they can still be closed and opened rather than securing. We will inspect every window and door as part of the Healthy Homes assessment of your rental property.

Heating Berhampore

Rental properties in Berhampore need to have a stable heating source that can heat the main or largest living area to at minimum 18degC, even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs for it to be permanent (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity, and meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool can be used to determine whether the permanent heater(s) are adequate or whether you will need to "top-up" with an additional heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters are not considered to be suitable heating options under The Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it needs to have the thermostat. This will make the heating more reliable and efficient. For most houses, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, such as small apartments an electric, fixed heater might be enough.

If the living area already has a central heating source, like the heat pump, it may require some additional energy to be able to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Berhampore

Every living space of a rental property has to include at least one open windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

The ventilation standard is about recognising that dry air will be easier to heat, and that an apartment that is well-ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway aren’t considered liveable and are not require an opening window or door.

Each door, window or Skylight needs for them to be in a position of opening to the outside, but remain set in an opening position, allowing to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and every other room of your property with shower, bath and cooktop or another moisture-producing item will require suitable extractor fans that are vented to the outdoors. This Healthy Homes Assessment service will check that there is adequate ventilation in each livable space that includes extractor fans that are suitable in high moisture areas.

Insulation Berhampore

The insulation of the ceiling and underfloor has been compulsory to all rental houses since 1 July 2019. Property managers and landlords are required to make sure that the insulation meets current standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might require to be topped up or replaced.

A properly insulated home will reduce the risk of condensation and lessen the likelihood of mould and dampness, and also makes it easier to the household to keep heat.

Insulation needs to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation resists heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Berhampore Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the interior of the building but you must make sure there is somewhere for surface and underground water to flow, and also stop it from getting into the building. When it is damp and moisture, it is usually those things that you aren’t aware of that can cause a lot of trouble and end up causing the property to suffer and affecting your tenant’s health.

Rental properties need to have efficient drainage to get rid of rainwater, storm water, and ground water, including the proper outfall or runoff. Making sure the water has a place to go and that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to prevent moisture from entering, if your rental is enclosed between floorboards and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from getting into the property. It also helps in preventing from causing damage to the flooring insulation.
