Healthy homes matter

What is the reason Healthy Homes Compliance so Important?

About 1 in 3 households rent in New Zealand and Berhampore, and research suggests that rental homes are most likely to be colder, older, are not as efficient heating, and generally are of lower quality than owner occupied properties.

Moldy, damp and cold houses can have negative well-being outcomes, particularly for ailments like colds and flu, asthma and heart diseases. In addition, people who report at least four key home quality issues often suffer from low life satisfaction and reduced psychological well-being.

The improvement in the standard of Berhampore rental property will allow tenants to enjoy improved mental and physical health, and lessen the disruption to work, learning and living due to diseases. Your investment will be secured from mildew, mould and damp damages, which means less maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts may lead to low temperatures inside homes. A draughty home will cost more to heat, which means wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap that is, it is probably a gap or crack that needs sealing in somehow. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that allow air in or out from your home require sealing. For example, if the open fireplace is not in use, it may cause draughts and should be sealed from. Landlords and property managers are accountable for ensuring such draughts are eliminated as far as imaginable.

You don’t require to block off gaps or holes which are part of the construction. For instance, small gaps around windows and doors might be necessary to allow movement of the structure as the home is heated and cools to allow them to be opened and closed rather than sticking. We will inspect all windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being houses

Heating Berhampore

Rental properties in Berhampore need to have a stable source of heating that can warm the principal or the biggest living space to a minimum of 18degC even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements that it be permanently fixed (i.e. not portable), at least 1.5 horsepower in capacity, and must meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to determine whether your current permanent heater(s) are sufficient or whether you will require to "top up" by adding a second heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it needs to have the thermostat. This makes the heating more reliable and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. However, in certain instances such as small apartments small apartments, a smaller electric fixed heater may suffice.

If your main living space already has a permanent heating source such as an air conditioner, it could require an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to meet the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Berhampore

Each living space within the rental property should have at least one opening windows or an exterior door to offer natural airflow. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an venting fan outside to eliminate moisture.

The ventilation standard is all about understanding it is that dry air will be much easier to heat and that the property that is properly ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway are not considered liveable and don’t need an opening door or window.

Each door, window or the skylight needs to be able to open up to the outside, but remain fixed in an open position to allow the circulation of fresh air and air flow.

The bathrooms in all kitchens and any other area in your home with shower, bath or cooktop, or any other moisture generating item will require proper extractor fan systems that are vented to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in areas of high moisture.

Insulation Berhampore

Underfloor and ceiling insulation is a requirement in all rental houses as of July 1st, 2019. Property managers and landlords are required to make sure that the insulation meets current quality. In some cases, old ceiling insulation as well as insulation within the sub floor space might require to be added or replaced.

A properly insulated home can help control condensation, and decrease the risk of mould and dampness, as well as making much easier for the house to keep the heat.

Insulation requirements to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a gauge of how well the insulation withstands heat flow. The higher the R-value, the more efficient the insulation.

Berhampore Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside but you must ensure there is somewhere for surface and ground water to go and to prevent it from getting inside. When it is damp and moisture, it’s often not apparent that it could be a huge problem that can cause the property to suffer and harming the tenant’s health.

Rental properties should have efficient drainage to get rid of the stormwater and surface waters and ground water, including an appropriate outfall or runoff. Making sure that the water has a place to go and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop moisture from entering, if your apartment has an enclosed gap between your flooring and soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from entering the property. It also helps to prevent moisture damage to the underfloor insulation.
