Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

Around 1 in 3 households in New Zealand and Berhampore, and research has shown that these rental houses are more likely to be colder, older, have less efficient heating and tend to be lower quality than owner occupied properties.

Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts can lead to low temperatures inside homes. A cold home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught could be noticed from gaps that are not adequate or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a hole or gap and you can feel it, it’s likely to be a gap or hole that needs sealing in some way. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and allow air to enter or exit into your home require seals. For example, if an open fireplace isn’t in use it can create draughts. This must be sealed off. Landlords and property managers are accountable for making sure that such draughts are squelched as far as imaginable.

There is no require to cover up gaps or holes in the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the building as the home gets warmer and cooler, so that they can still be closed and opened rather instead of being stuck. We will inspect the windows and doors as part of the Healthy Homes assessment of your rental property.

Heating Berhampore

Berhampore rental properties need to have a stable heating source that is able to heat the largest or main living space to a minimum of 18degC even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs to remain fixed (i.e., not portable), at least 1.5 kW in heating capacity and have the minimum required heating capacity in the living area. A Heating Assessment Tool can be used to determine if your current installed heater(s) are sufficient or if you’ll need to top up by adding a second heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters are not considered to be safe heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it should include the thermostat. This will make the heating more consistent and efficient. For most homes, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If the main living room already has a fixed heating source, such as an air conditioner, it might just need an update to ensure it meets the requirements. Certain types of heaters cannot be utilised to meet the standard as they are either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Berhampore

Every living space of a rental property has to have at least one opening windows or an exterior door to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should have an externally vented extractor to eliminate moisture.

A ventilation standard is all about recognising how dry air will be easier to heat and heat, and a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t considered liveable , and thus do not need an opening door or window.

Each window, door , or skylight needs at least of opening to the outside, and stay fixed in an open position, allowing to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and every other room of your property with a bath, shower, cooktop or other high moisture-producing item will require proper extractor fan systems that are vented out to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Berhampore

Ceiling and underfloor insulation is required to all rental homes since 1 July 2019. Property managers and landlords must make sure that the insulation is up to the new standard. In some instances, old ceiling insulation as well as insulation within the subfloor space might need to be added or replaced.

A well-insulated property can help control condensation and lower the chance of dampness and mould, and will also make an easier task to the house to keep warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a measure of how well insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Berhampore Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside It’s about having to ensure there is somewhere for surface and underground water to flow, and stop it from coming inside. When it comes to moisture and damp it’s usually what you don’t see that could become a major issue and end up causing damage to your investment and harming the tenant’s well-being.

Rental properties should be equipped with effective drainage to eliminate rainwater, storm water and ground water, including the proper outfall or runoff. Making sure the water has a place to go and that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between your floor and the ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture present in the ground from entering the home. It also helps to prevent water damage to the floor insulation.
