Draughts can lead to dropping temperatures within houses. A draughty home will cost more to heat, which means wasting energy and resulting in higher bills.

If a draught is perceived as a result of gaps or holes the area requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a gap or hole and you are able to feel it, it’s likely to be a gap or crack that requirements sealing in any way. Large gaps and cracks should be stopped permanently. Cracks that are greater than 3mm and let air in or out into your home need the sealing. For example, if the open fireplace isn’t being used, it may cause draughts and should be sealed from. Property managers and landlords are responsible for ensuring that these draughts are stopped as far as possible.

You don’t need to block gaps or holes that are part of the construction. For instance, small gaps around doors and windows may be required to allow for the movement of the structure as the house heats and cools, in order to let them be closed and opened rather than securing. We will inspect all windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Berhampore

Berhampore rental properties require a reliable heating source that can heat the principal or the biggest living room to at least 18degC, even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e. not portable) with at least 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to determine whether your current installed heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump then it must be equipped with a thermostat. This will make the heating more reliable and effective. For the majority of homes, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases like small apartment buildings the smaller fixed electric heater may suffice.

If your main living space already has a permanent heating source, like a heat pump, then it may require a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either not effective, cost prohibitive to operate and/or unhealthy to run.

Berhampore Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of what’s inside the building; you have to make sure there is somewhere for rain, surface or ground water, and also stop it from getting into the building. When it is about damp and water, it’s usually what you don’t see that could become a major issue and cause damage to your investment as well as affecting the tenant’s health.

Properties that are rented must be equipped with efficient drainage to eliminate the stormwater and surface waters and ground water, including an appropriate outfall or runoff. Making sure that the water is able to go, and it doesn’t sit beneath buildings is an essential part of keeping your property dry.

In addition to a drainage system to avoid moisture ingress, if your property has an enclosed space between the floor and the ground, a ground water barrier must be installed if it is reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to stop any moisture in the ground from rising into the property. It also helps in preventing from causing damage to the flooring insulation.
