Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts increase the likelihood of lower temperatures in houses. A damp house is more expensive to heat, resulting in wasted energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or an unobstructed draught coming from a hole or gap, then it is most likely a gap or hole that needs sealing in the way you can. Cracks and gaps that are large should be fixed permanently. The gaps that exceed 3mm that allow air to enter or exit from your house need seals. For example, if the open fireplace isn’t being used, it may cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed as far as possible.

You don’t require to cover up holes or gaps that are part of the construction. For instance, small gaps around doors and windows could be necessary to allow for movement of the structure as the home heats and cools, so that they can still be closed and opened rather instead of being stuck. We will check all doors and windows during the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Berhampore

Berhampore rental properties need to have a stable source of heating which can warm the main or largest living space to at least 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating requirements to remain fixed (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required in the living area. A Heating Assessment Tool may be used to determine whether the existing installed heater(s) are sufficient or if you’ll need to top up by adding a second heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters aren’t considered to be suitable heating options for The Healthy Homes Standard.

If the heating you offer is electric heating (or heat pump), then it must include the thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartment buildings an electric, fixed heater might be enough.

If the living area already has a fixed heating source, like heat pumps, it might just need an update to ensure it meets the requirements. Certain types of heaters cannot be used to achieve the quality since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Berhampore

Every living space of a rental property must have at least one opening doors or windows to offer natural airflow. In addition, humid areas like kitchens and bathrooms should be equipped with an venting fan outside to remove moisture.

The ventilation standard is all about acknowledging how dry air is much easier to heat and that a property that is well ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable and therefore do not require an opening window or door.

Each window, door , or Skylight needs to have the ability open to the outside while remaining set in an opening position in order to allow for fresh air circulation and air flow.

Bathrooms, kitchens, and any other room in your home that has a bath, shower or cooktop, or any other humidity-generating items will require proper extractor fan systems which are vented out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Berhampore

Ceiling and underfloor insulation has been compulsory on all rental homes as of July 1st, 2019. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might need to be replaced or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of mould and dampness and will also make it easier for the home to hold the heat.

Insulation requirements to meet the R-values of your area.

The "R" stands for thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

Berhampore Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building It’s about having to ensure there is somewhere for rain, surface as well as groundwater to move and prevent it from getting into the building. When it is damp and moisture, it is frequently those things that you aren’t aware of that can become a big problem, causing damage to your investment as well as harming your tenant’s health.

Rental properties must be equipped with effective drainage for the removal of floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a location to go and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside an irrigation system to stop moisture ingress, if your property has an enclosed space between the floor and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier usually a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from entering the building. It also helps in preventing any damage to your underfloor insulation.
