Draughts are a major cause of lower temperatures in houses. A draughty home costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught could be noticed from gaps that are not adequate or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a gap or hole, then it is probably a gap or crack that requirements sealing in any way. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and allow air in or out of the house need sealing. For example, if an open fireplace is not in use, it can create draughts. This should be blocked from. Landlords and property managers are accountable for making sure such draughts are eliminated as far as imaginable.

You don’t need to block off holes or gaps that are part of the building. For instance, small gaps around windows and doors could be necessary to allow for movement of the building when the house heats and cools, in order to let them be closed and opened rather than sticking. We will test every window and door as part of an Healthy Homes assessment of your rental property.

A good heating system is important to ensure healthy homes

Heating Berhampore

Rental properties in Berhampore need to have a stable heating source that can warm the principal or the biggest living area to at minimum 18degC even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs that it be permanently fixed (i.e., not portable) that is, at least 1.5 horsepower in capacity, and must meet the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to check if the existing fix heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Fires that are open and unflued heaters, such as small portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater or heat pump then it must include a thermostat. This will help make your heating more consistent and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in certain instances like small apartments, a smaller fixed electric heater may suffice.

If your living space already has a central heating source such as heat pumps, it might need some additional energy to ensure it meets the requirements. Certain types of heaters cannot be used to achieve the quality because they’re costly, not cost-effective to run, and/or unsafe to run.

Insulation Berhampore

Insulation for underfloor and ceilings is a requirement for all rent homes since 1 July 2019. Property managers and landlords must make sure that the insulation is in line with standards that are in line with the latest standard. In some cases, existing ceiling insulation or insulation in the sub floor space may require to be topped up or replaced.

A well-insulated property can help control condensation and lessen the likelihood of mould and dampness and also makes an easier task to allow the home to hold heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well the insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Berhampore Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside; you have to make sure there is somewhere for rain, surface and ground water to go and stop it from coming inside. When it comes to moisture and damp it is typically not apparent that it can become a big problem, causing the property to suffer and affecting your tenant’s well-being.

Rental properties must have effective drainage to get rid of storm water, surface water and ground water, which includes an appropriate outfall or runoff. Making sure that water has a location to go, and also that it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

Alongside the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between the floor and ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are typically a polythene sheet laid over the ground to stop any moisture in the ground from rising into the building. It also assists in preventing from causing damage to the flooring insulation.
