Healthy homes matter

What are the reasons why Healthy Homes Compliance important?

A majority of households rent the property in New Zealand and Berhampore, and research has shown that these rental homes are more likely to be colder, older, are not as effective heating and tend to be of poorer quality than owner occupied properties.

The damp, cold and mouldy homes are associated with negative health outcomes, particularly diseases like colds and influenza, asthma, and cardiovascular conditions. Additionally, those who experience four or more key issues with their housing often have lower levels of satisfaction with life and a decrease in mental health.

Enhancing the quality of Berhampore rental property can help tenants enjoy better physical and mental health and minimise the disturbance to learning, work and living due to illness. Your investment will be safeguarded from mildew, mould and damp , which means lower maintenance costs in the long run.

The Healthy Homes Standard is a list of the specific and minimum standards for heating, insulation Ventilation, Moisture ingress and Drainage, as well as Draught Control within Berhampore rental properties.

Unreasonable Gaps & Holes

Draught Stopping Berhampore

Draughts may lead to low temperatures inside homes. A cold home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught is felt through gaps that are too large or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the air is clear from a hole or gap, then it is most likely a gap or hole which requirements sealing in the way you can. Large cracks and gaps should be fixed permanently. Gaps greater than 3mm that let air in or out from your home require seals. In the case of an open fireplace is not in use, it may cause draughts and should be blocked from. Property managers and landlords are accountable for making sure that such draughts are squelched as far as possible.

You don’t require to cover up gaps or holes that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow movement of the structure when the household heats and cools, so that they are able to be shut and opened, rather than sticking. We will examine all windows and doors during our Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy homes

Heating Berhampore

Berhampore rental properties must have a fixed source of heat that can heat the largest or main living area to at minimum 18degC, even on the winter coldest days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs for it to be permanent (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to check if the fix heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Open fires and unflued combustion heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump, it must be equipped with an thermostat. This makes the heating more reliable and efficient. In most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters will be required. However, in some cases like small apartments an electric, fixed heater might be enough.

If your main living space already has a fixed heating source, like the heat pump, it may need some additional energy to be able to meet the standards. Some types of heaters can’t be used to achieve the standard as they are either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Berhampore

Every living space in a rental property has to have at least one opening doors or windows to offer natural ventilation. Furthermore, moist areas like kitchens and bathrooms should be equipped with an venting fan outside to take moisture away.

This ventilation quality is about recognising that the dry atmosphere is much easier to heat and heat, and a property that is well ventilated is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore don’t need an opening window or door.

Each door, window or the skylight requirements to have the ability to open to the outside and remain set in an opening position, allowing the circulation of fresh air and ventilation.

All bathrooms and kitchens as well as any other space in your property with a bath, shower and cooktop or another humidity-generating items will need proper extractor fan systems which are vented to the outdoors. Insulation Berhampore

Underfloor and ceiling insulation is mandatory for all rent houses from 1 July 2019. All landlords and property managers are required to make sure the insulation meets the new standard. In some instances, existing ceiling insulation or insulation in the sub floor space might require to be added or replaced.

A well-insulated house can reduce condensation and lower the chance of mould and dampness and also makes more easy for the house to keep heat.

Insulation needs to meet the R-values for your area

The "R" refers to thermal resistance, and it is a measurement of how well the insulation resists heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Berhampore Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the interior of the building but you must make sure there is somewhere for surface as well as groundwater to move, and prevent it from getting inside. When it is damp and moisture, it’s typically what you don’t see that can cause a lot of trouble and end up causing damage to your investment and harming your tenant’s well-being.

Rental properties should have effective drainage for the removal of storm water, surface water, and ground water, including the proper outfall or runoff. Making sure that water is able to go, and also that it can’t linger underneath the structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between floorboards and the ground, a ground water barrier must be put in place when it is reasonably practicable to do so.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to stop any moisture from the ground from getting into the building. It also assists in preventing water damage to the floor insulation.
