If a draught can be perceived as a result of gaps or holes or holes, it requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a crack or a gap or crack, then it’s most likely a gap or an opening that needs sealing in the way you can. Cracks and gaps that are large should be fixed permanently. Gaps greater than 3mm that let air in or out into the house require seals. For example, if the open fireplace is not in use, it can cause draughts and should be shut from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed whenever imaginable.

You don’t require to block off gaps or holes which are part of the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the building when the home is heated and cools so that they can still be closed and opened instead of than securing. We will check the windows and doors during our Healthy Homes assessment of your rental property.

Berhampore Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building but you must make sure there is somewhere for surface, rain and underground water to flow and to prevent it from getting inside. When it is damp and moisture, it is often those things that you aren’t aware of that could be a huge problem and cause the property to suffer and affecting the tenant’s health.

Properties that are rented must have efficient drainage to get rid of floodwaters, surface water and ground water. This includes the proper outfall or runoff. Making sure that water has a proper place to go and that it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between your flooring and ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

Ground moisture barriers are generally a polythene sheet laid over the ground to stop any moisture in the ground from accumulating into the property. It also helps prevent from causing damage to the flooring insulation.
