Unreasonable Gaps & Holes

Draught Stopping Aro Valley

Draughts can lead to low temperatures inside households. A humid home will cost more to heat, which results in wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or the sound of a clear draught emanating from a gap or hole and you can feel it, it is likely to be a gap or hole which requirements sealing in any way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that allow air in or out from your home require to be sealed. In the case of an open fireplace isn’t being used, it can create draughts. This should be blocked from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as much as imaginable.

There is no require to block off holes or gaps in the building. For example, tiny gaps around doors and windows may be required to allow for the movement of the building when the household heats and cools, in order to let them be opened and closed rather instead of being stuck. We will check the windows and doors during the Healthy Homes assessment of your rental property.

Heating Aro Valley

Aro Valley rental properties must have a fixed source of heating that is able to heat the living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs for it to be permanent (i.e., not portable), at least 1.5 kW in heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to check if the current permanent heater(s) are sufficient or whether you will need to "top up" with an additional heater. Open fires and unflued combustion heaters such as mobile LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, then it must be equipped with the thermostat. This will make the heating more uniform and effective. For most houses, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartments the smaller fixed electric heater may be sufficient.

If your living space already has a permanent heating source, like the heat pump, it might need an update to make sure it meets the requirements. Certain types of heaters cannot be used to meet the quality as they are either costly, not cost-effective to run, or unsafe to operate.

Insulation Aro Valley

Insulation for underfloor and ceilings is required for all rent homes as of July 1st, 2019. All landlords and property managers have to ensure that the insulation is in line with standards that are in line with the latest standard. In certain situations, the old ceiling insulation as well as insulation within the sub floor space might need to be added or replaced.

Aro Valley Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building it is also about the outside. You must ensure there is somewhere for surface and ground water to go and stop it from coming into the building. When it comes to moisture and damp it is typically what you don’t see that could become a major issue and end up causing damage to your investment as well as affecting your tenant’s health.

Rental properties must have efficient drainage to eliminate floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure the water has a proper place to go, and that it doesn’t get sucked into structures is an important aspect of keeping your property dry.

In addition to a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between your floor and ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is typically made of polythene and is laid on top of the ground to stop any moisture present in the ground from rising into the home. It also assists in preventing any damage to your underfloor insulation.
