Unreasonable Gaps & Holes

Draught Stopping Aro Valley

Draughts may lead to less temperature in homes. A cold house will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air entering or a clear draught from a crack or a gap and you are able to feel it, it is most likely a gap or hole which needs sealing in the way you can. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit within the home need to be sealed. For instance, if an open fireplace is not in use, it could cause draughts, and must be sealed from. Property managers and landlords are accountable for making sure that these draughts are stopped as far as possible.

There is no require to cover up holes or gaps that are part of the construction. For example, tiny gaps around doors and windows might be necessary to allow for movement within the structure when the house is heated and cools so that they can still be opened and closed rather than sticking. We will examine all windows and doors in an Healthy Homes assessment of your rental property.

Heating Aro Valley

Rental properties in Aro Valley must have a fixed source of heating that can heat the principal or the biggest living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat needs for it to be permanent (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to check if the fixed heater(s) are sufficient or if you’ll require to ‘top up’ by adding a second heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters are not considered to be acceptable heating options for the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), then it must be equipped with a thermostat. This will make the heating more consistent and effective. For most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like small apartment buildings the smaller fixed electric heater might be enough.

If your living space is already equipped with a fixed heating source, like a heat pump, then it might require some additional energy to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Aro Valley

Each living space within a rental property has to contain at minimum one open windows or an exterior door to offer natural ventilation. Furthermore, moist areas such as kitchens and bathrooms should have an externally vented extractor fan to take moisture away.

The ventilation quality is about recognising that dry air is less difficult to heat and the property that is properly ventilated is less likely to develop damp and mould.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway aren’t liveable and therefore do not require an opening window or door.

Each door, window or skylight needs for them to be in a position of opening to the outside and remain closed to allow to circulate fresh air as well as air flow.

All kitchens and bathrooms, and any other room in your home with a bath, shower and cooktop or another moisture-producing item will need suitable extractor fans that vent to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Aro Valley

The insulation of the ceiling and underfloor has been compulsory in all rental homes as of July 1st, 2019. Property managers and landlords should make sure that the insulation is in line with current quality. In some cases, old ceiling insulation as well as insulation within the sub floor space might need to be replaced or replaced.

A properly insulated home will help to control condensation and lessen the likelihood of dampness and mould, and it will make much easier to the house to keep the heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Aro Valley Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building but you must make sure there is somewhere for surface, rain as well as groundwater to move, and to prevent it from getting into the building. When it comes to moisture and damp it is usually those concerns that you aren’t aware of that can cause a lot of trouble and cause damage to your investment and harming the tenant’s well-being.

Rental properties must be equipped with efficient drainage to get rid of storm water, surface water and groundwater, with the proper outfall or runoff. Making sure that the water is able to go and that it doesn’t get sucked into buildings is a vital aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between the floor and ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, to block any moisture that is present in the ground from getting into the property. It also helps to prevent from causing damage to the flooring insulation.
