Unreasonable Gaps & Holes

Draught Stopping Aro Valley

Draughts can lead to dropping temperatures within households. A damp house will cost more to heat, which results in wasting energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the air is clear from a hole or gap or crack, then it is most likely a gap or hole which needs sealing in some way. Cracks and gaps that are large should be sealed permanently. The gaps that exceed 3mm that let air into or out of the home need seals. For instance, if an open fireplace isn’t used it can create draughts. This should be sealed from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t need to block up intentional holes or gaps which are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for the movement of the structure as the home is heated and cools so that they can still be closed and opened instead of than securing. We will test the windows and doors in the Healthy Homes assessment of your rental property.

A Heating Assessment Tool could be used to determine whether the existing installed heater(s) are sufficient or whether you will require to "top-up" with a new heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters are not considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, it must have an thermostat. This will help make the heating more uniform and effective. In most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are required. However, in certain instances like small apartment buildings an electric, fixed heater might be enough.

If the living area already has a central heating source, like an air conditioner, it may need a top up in order to comply with the standards. Certain types of heaters cannot be used to comply with the quality because they’re not effective, cost prohibitive to operate and/or unhealthy to run.

Aro Valley Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building but you must make sure there is somewhere for rain, surface and underground water to flow and stop it from coming into the building. When it is damp and moisture, it is typically those things that you aren’t aware of that could become a major issue and cause damages to your investment and harming your tenant’s well-being.

Rental properties should be equipped with efficient drainage to eliminate floodwaters, surface water and ground water. This includes the proper outfall or runoff. Making sure that water is able to go, and also that it can’t linger underneath the structures is an important aspect of making sure your property is dry.

Alongside a drainage system to prevent water ingress, if the property has an enclosed space between your floor and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier generally a sheet of polythene that is placed over the ground to stop any moisture from the ground from getting into the property. It also helps prevent moisture damage to the underfloor insulation.
